Addington Street, the commercial heart of Ramsgate a century ago, has established itself today as one of the town’s most desirable addresses, the centre of a growing creative quarter with a mix of residential properties, artists’ studios and independent shops in a conservation area that preserves its historical character.  The Vinyl Head record shop and café and the Queen Charlotte pub are popular meeting places at either end of the street, both featuring excellent food and music.  A more recent addition is a highly rated restaurant in the immaculately restored Falstaff Hotel.  Among Addington Street’s community-run events, most prominent is the popular annual Historical Street Fair.

This property has historical records (forming part of the sale) dating from 1818, when Mr William Barton, a cordwainer (a maker of luxury leather shoes) bought the land from Mr Sharp Hutchinson, a local coal merchant, and built the house, which he kept for the next fifty years.  Since then it has housed a confectioner’s, a café, a draper’s, an artist’s workshop and other businesses, as well as a family home.  Accommodation is spread over four floors comprising five bedrooms, two receptions and the shop room – which has its own entrance.  How the rooms are used has proved very flexible in the past, with the kitchen, for example, having been located on the first floor, the ground floor and (where it is now) the basement; most bedrooms could easily serve as receptions or vice versa.  Historical features include wooden floors on every floor, all original except in the shop room and the basement, and Georgian fireplaces.  There are two small bathrooms.  The property has its own courtyard garden, dominated by a large cherry tree which blossoms spectacularly every spring.

A short walk will take you to a cliff-top view of Ramsgate’s Royal Harbour, and paths down to the traditional seaside attractions of Ramsgate Main Sands to the left, or to the right to the quieter beaches of the Western Undercliff, or further to the nature reserve at Pegwell Bay.  A few yards over the road are the elegant Regency houses of Spencer Square, and convenient places to park.  Facing away from the harbour, a brief walk brings you to Vale Square, and then to the newly refurbished Waitrose and to the town centre, or, uphill to the left, to Ramsgate Library and the impressive Up Down Art Gallery.  Popular local schools, including Priory Infants, Christ Church Juniors and Chatham Clarendon Grammar School, are all easily walkable. There are excellent transport links, with a direct high-speed train service within walking distance from Ramsgate station to London, and the regular and popular loop bus service from West Cliff Road at the end of the street.
