" 71 New Street is an attached property which has been cleverly extended to provide spacious and practical family accommodation. Overlooking the park, it offers a pleasantly natural view for a property as close to the town amenities as this. New Street is an extremely quiet road, and the property‘s set-back position exacerbates this.

Upon entering, there is a lobby area with places to store coats and shoes. The Howdens kitchen features a number of built-in appliances including a Smeg oven and hob, and multi-function grille, flanked by numerous storage cupboards, with space for an American-style fridge. The room benefits from high vaulted ceilings, complete with Velux roof lights to promote a feeling of airiness. The open-plan layout follows on to the sitting room, which features dark wooden supporting beams above and a wide expanse of windows to make the most of the Southerly aspect. Multi-zone underfloor heating encompasses the entirety of this area, beneath parquet floorboards.

To the front of the house there is a hallway which provides useful storage, with space beneath currently used as an area to sleep dogs. This leads to a bedroom which has attractive views of the park and offers deep built-in cupboards. By simply adding a door from the kitchen, this space can be converted into separate accommodation if needed. This floor is completed by a shower room and bathroom, both of which are finished to a high standard and feature soft lighting.

The stairs rise to an attractive study space on the first floor. As part of their renovation, the owners have raised the ceilings to the vaulted roof height, creating a more spacious feel. Bookcases align the walls beside a red-brick chimney breast, which provides a focal point.

The principal bedroom shares the same impressively high ceiling, accented with supporting beams. The remainder of the first floor is fitted with wooden floorboards, adding to the characterful finish. An alcove in the wall offers a convenient study space. To the rear is a newly-added third bedroom, this continues the vaulted ceilings and has views of the garden.

Outside:

The property is accessed via a generous drive which provides parking for two vehicles, with rear access afforded to the side. The south-facing garden comprises a sunken patio, offering a high degree of privacy. Light slate steps, flanked by brick walls and flowerbeds either side, lead to a large expanse of lawn. To one side there is a further entertaining area with seating space and a mature bay tree which provides shade. A central path segregates the lawn and leads to a gym and storeroom within a wood cabin at the far end of the garden.
