" The Property
The present owners built the property in 1995 for their own use and further extended to provide very flexible accommodation. There is double glazing throughout and the property also benefits from oil fired central heating. Situated in the village of White Roding, this stylish house has been created in the period style to fit in well with the village properties.

Ground Floor Accommodation
there are exposed wooden floor boards in the main sitting room, dining room, hallway and study and a number of the doors on the ground floor are part glazed. The dining room is very spacious, with a window to the front aspect and open plan into the kitchen/breakfast/family room, in addition there is a stylish fireplace with ornate wooden surround. Glazed French doors flanked by glazed side lights lead from the sitting room to the pretty rear garden and there is an exposed brick chimney breast housing a contemporary electric fire. The kitchen/breakfast room has a matching range of base and eye level units with pine doors and display cabinets. There is a peninsular unit and a number of integrated appliances including fridge, freezer, oven and hob. The kitchen/breakfast room is further enhanced by Indian limestone flagstones and glazed French doors giving access to the formal garden. Leading from the kitchen/breakfast room is a family area. Completing the accommodation on the ground floor is a study with fitted units and work station and there is also a cloakroom.

First Floor Accommodation
the master bedroom suite is a very good size bedroom and is enhanced by the vaulted ceiling with 2 skylights. The en-suite features a 4 piece white suite with free standing period style bath with ball and claw legs. The second bedroom is also a good size with a fitted study area and there are 2 further bedrooms, 1 of which has additional accommodation immediately above, accessed by a stair ladder. Completing the accommodation on the first floor is the contemporary family shower room with shower cubicle, wc and wash hand basin mounted on a drawer unit. The shower room is further enhanced by the slate tile flooring.

the property is set back from the road, partly paved with a parking space to the front of the property, together with mature pyrocanthas hedging and shrubs. Immediately to the rear of the property is a paved patio area and the garden is mainly laid to lawn and a particular point of interest is the circular raised water feature with yellow and purple iris and a selection of grasses.
