" Approached via electric entry gates, a charming farmhouse constructed in 1850 with further additions and improvements a century later. The property benefits from beautiful sash windows throughout offering light and airy living space due to its high ceilings and well considered configuration to both floors. It is important to note that planning permission has been past to greatly improve and extend the kitchen and also create modern changing facilities to the beautiful indoor swimming pool which is accessed internally. (Further information and plans available on request).

The stunning drawing room is both South and West facing with double doors opening onto the surrounding gardens. There is also a beautiful Bath temple stone fireplace with inset wood burner, sold oak flooring and access into the adjoining sitting room again offering a large Inglenook fireplace with inset wood burner. Located across the central hallway are the breakfast room and lovely dual aspect dining room again both benefiting from beautiful fireplaces with the breakfast room also opening to the patio. A stunning ?L? shaped garden room/conservatory creates a lovely porch which opens into the main entrance hall and also offers a fully tiled floor with windows extending along the length of the kitchen, giving access into the former Bake House which is now utilised as a study with vaulted ceilings and inset wood burner.

A set of double doors located between the study and the kitchen give access into the vaulted indoor swimming pool complex with exposed timbers and numerous glazed doorways which open onto the rear courtyard. To the first floor there are five good size double bedrooms all benefiting from stunning views of the surrounding gardens and or open countryside beyond, via beautiful sash windows. The master bedroom looks onto the courtyard/pool terrace, side gardens and offers a lovely master bathroom with Victorian style tub and separate shower.

Bedroom Two looks onto the side and rear gardens and shares the family bathroom with bedroom three adjacent. Bedrooms four and five enjoy enviable views of open countryside and both benefit from fireplaces and the use of a further family shower room. It is important to note that the footprint of the existing garden room/conservatory would be used in the agreed planning permission to extend the existing kitchen. The changing facilities which have also been granted planning within the indoor pool complex, will also have the benefit of raised roof heights within the permissions.
Externally
This stunning residence is approached via a horse driveway and enjoys extremely established South West and East walled gardens with islands of shrubs extending away from the house. Adjoining the swimming pool complex to the South is a partially covered terrace with a further substantial patio/al fresco dining area with central fountain within the formal grounds. The gardens are extremely private and peaceful. To the front of the house is a detached weather boarded annexe which has recently been sympathetically developed into a beautiful separate residence benefiting from a good size sitting room/dining room with large Inglenook fireplace and inset wood burner, fully fitted kitchen, ground floor bathroom and two first floor double bedrooms which share a lovely wet room which dissects them. The annexe benefits from under floor heating, new boiler, its own oil supply and private patio area. Other important points to note are a recently fitted Klargester system offering private drainage and a new roof to the main residence in 2009.
