" This particular south rear facing Victorian semi detached stands opposite Birkenhead School and indeed looks over the 1st X1 cricket square; as convenient a spot as it gets then, for school. (Just think, the pleasure of no more 'school runs')......

Fine and traditional A substantial family house much appreciated by the outgoing family who have been resident some forty years. A house that has retained much character; ornate coving, sash windows, claw foot stairs along with basement facilities. A house that has space for a young family to grow and with accommodation that is versatile. Unusually in this house you'll find the kitchen within the dining room. A layout the incumbents quickly appreciated from the very start of their residence. It became and remains the the very heart of the house, the hub. Preferred Option? This released what would normally have been the kitchen ( square, not especially generous in today's size for kitchens - altogether typical of the period) to remain a spare room; a Day room. A room with access to the south facing rear garden and range of ever useful and original pitch pine cupboards. Commensurate to family living The living room, adjacent to the kitchen dining room is a fine, well proportioned and true entertaining room. Whilst central to this charming split level hall area is a walk-in pantry and cloakroom with utility facilities. At the bottom of the hall is access to the basement with garaging ( generous 'single' sized garage space) and a number of ancillary store rooms. A final observation of the ground floor would be with regards to the open view to the front. Being ever so slightly elevated, there is in fact a considerable amount of privacy from both front rooms and a pleasant view to the school playing field. Now pass up by the claw foot to the beginning of an elegant staircase and to the first half landing area where you'll find a large bathroom and, across the landing, one of five double bedrooms. Up again to the main landing and here there are two of the largest double bedrooms (replicating the sizes of the entertaining rooms) and a shower room with toilet etc. Opportunities & Scope A second mezzanine landing provides a double and a single bedroom, the latter being above the main bathroom and as such may be an obvious contender for bathroom number three. The top floor has the final double bedroom and store room; a room that if you don't feel six bedrooms is enough, could be transformed into a guest bedroom or study perhaps. Taking stock And on your descent back, perhaps you can also appreciate both the light and space on these attractive half landing areas where there's room enough for a piece of furniture or two. Outdoors Outside to the rear you'll find a garden that is straightforward, uncomplicated and tidy. Smart wrought iron gates stand proud to the entrance of 'Woodstock'. Locator For those of you not familiar with the area, the easiest way to find this property, other than from Sat Nav (CH43 2JD) , is to look out for the Birkenhead School Campus. Beresford Road is a one way road, so peak time 'drop-offs' and 'pick-ups' are kept to minimum disruption. Meanwhile the immediate area is serviced well by a number of other schools within walking distance and there's a bus service around the corner for Wirral Grammar too.
