" **Great investment opportunity - Perfect starter home**A contemporary one double bedroom purpose built iPad apartment in the Ty Glas development off Caerphilly Road. Close to the train station, shops and local amenities, the property briefly comprises a double bedroom, bathroom, open plan living. Parking Area There is a deep curved gravel and shrub-filled border to the right of the iPad apartment block and a tarmac area provides four allocated parking spaces on the other side, with an allocated space for this particular property 2nd from the right. A central pathway of square beige paving stones lined with roll top path edgings leads to the front door and there is another gravel and shrub-filled border directly in front of the apartment to the left. A white fully glazed wooden door with sidelights with eight panes in each and glazed sections above leads into the communal entrance. Communal Entrance Hall Accessed via a telephone entry system outside this long hallway is smooth plastered throughout with a white ceiling and single pendant light fitting and the walls are painted cream. A teal carpet with a fleck leads to a Georgian wire glass divide comprising a large oak frame with full panes alternating with smaller sections of 7 vertical glazed panes with a door on the right. The same d?+?cor runs through this central area of the iPad apartments, which houses the staircase with painted white chamfered spindles and contrasting dark brown handrail. Inner Hall A teal carpet with a fleck leads to a Georgian wire glass divide comprising a large oak frame with full panes alternating with smaller sections of 7 vertical glazed panes with a door on the right. The oak effect laminate flooring continues into the living space where there are uPVC sliding patio doors leading to a private balcony with black painted metal balustrade and patio slabs. There is a dimplex wall heater and a TV aerial connection. Kitchen / lounge A peninsula-shaped breakfast bar of black granite effect laminate worktop and chrome tubular legs provides the natural divide between the two spaces and can seat up to four people. The neutral tone mosaic effect vinyl flooring in the kitchen area is warm underfoot and there is a range of kitchen units with oak effect foil doors with contemporary stainless steel handles with matching cornice, pelmets and plinths. The granite effect laminate worktop with matching upstands continues around the kitchen and there is an inset stainless steel sink with a right hand drainer and monobloc mixer tap with a splash back of small tiles with a soft grey tone with two rows of contrasting grey glass mosaics as a finishing border. There is a stainless steel splash back behind the inset electric hob with a stainless steel Whirlpool extractor hood, as well as a built in Samsung oven below, which is relatively new. There is a separate fridge and freezer under the worktop as well as a washer drier, and, the vendor has advised us, that wiring is in place for a slimline dishwasher. There is a BT telephone point; a plinth floor heater and the stainless steel sockets have white switches. Balcony A private balcony with black painted metal balustrade and patio slabs with space for a patio table and chairs and a bar b que. Bedroom

(12' 11" x 9' 0" or 3.94m x 2.75m) Smooth plastered throughout the ceiling is white with a single pendant light fitting and the walls are painted a soft linen tone and there is an accent wall with a caramel tone. The oak effect laminate flooring continues from the hallway, and there is a full height built in wall cupboard, which houses the immersion heater as well as the consumer unit. The uPVC window has a left and right opener and there is a dimplex wall heater and a TV aerial connection. The stainless steel sockets have white switches. Bathroom A contemporary bathroom, fully tiled around the bath with neutral tone marble effect tiles with a linear border tile. The white bathroom suite comprises a white bath with separate hot and cold taps and an electric shower with exposed valves, a WC with concealed cistern and a semi-countersunk ceramic basin, also with separate hot and cold taps. Rear A white fully glazed wooden door with sidelights with eight panes in each and glazed sections above leads into the communal rear entrance. A shrub-filled gravel area with roll top path edgings is situated outside the balustrade to the private balcony/patio area. There is also a bicycle station at the side of the apartment block.
