Once you've found the ideal property and your offer has been accepted in principal by the landlord (subject to contract), we will ask you to sign our agency 'terms of business' - which confirms details of your proposed tenancy and any applicable fees. The document also provides details of monies (such as the first months rent, and the deposit - which is typically equivalent to one and a half month's rent) due prior to the start of the tenancy. When initial fees are paid and this document is completed, we can move ahead with your application and take the property off the market, marking the property as such on our website and changing any advertising board to a LET sign.

We then start processing your references (confirming your identity and using employment, financial and previous landlord/address information to carry out further suitability checks), preparing the tenancy agreement and other relevant sign up documents, and making all the necessary preparations at the property ahead of your move-in day. Application and tenancy fees vary depending on individual circumstances, but the below fee menu provides an initial indication of fees that may apply:
