Full description:
Tulyars is a detached bungalow of brick and block construction with rendered elevations under a tiled roof. The property is in need of upgrading, but is located in a significant area of the sought after village of Newport and, subject to usual planning consents, would be extremely extendable either to the sides or possibly first floor accommodation. The property is part double glazed, has extensive wood block flooring and oil fired central heating. Accommodation comprises a spacious reception hallway with access to the large loft space, 2 bedrooms, a bathroom and a sitting room leading off to a study with a door to the integral garage which could again be converted into further accommodation. In addition, there is a dual aspect garden room with skylight window and a kitchen/breakfast/dining room with a range of base and wall cabinets with work surfaces, stainless steel sink, plumbing for washing machine, Grant oil fired boiler and electric cooker point.
Outside, the tarmacadum front driveway has a turning area, leading to the integral garage with an up-and-over door (18' x 8'). The front garden is approx. 50ft x 55ft, laid to lawn with mature tree and shrub planting. There are side accesses to the rear garden which is about 80ft in length x 55ft wide (measurement taken from side gate) with a large rear terrace, mainly laid to lawn with a pathway, timber shed (10' 4" x 6' 4"), two greenhouses and the oil storage tank. There is outside lighting and a water tap.

From Saffron Walden take the B1052 Newport Road out of the town, turning left onto the B1383 . Continue into the village of Newport and opposite the new development of Frankland Mews you will see the entrance to Tulyars on the right hand side. "
