" 11 Hawkins Hill is a delightful semi-detached cottage, Grade II Listed and believed to date back to the mid 1600s. The original cottage has rendered elevations under a tiled roof, has been extended to the rear and also incorporates a garden room. The property is situated in a part elevated location with fine countryside views to the front and rear.

The spacious sitting room has a brick fireplace with multi-fuel burner, attractive box bay window and staircase leading to the first floor accommodation and entrance leading through to the kitchen/dining room. The kitchen is fitted with a custom built old pine range of base and wall cabinets with work surfaces, wall oven and grill, electric hob with extractor hood over. The dining area has a fitted pine bench seat. Half glazed door leading to the garden. The staircase from the kitchen leads to a small landing area and bedroom two with an adjacent shower/cloakroom and from the sitting room the staircase leads to bedroom three/study and bedroom one.

Outside the front garden has a shingle parking area for two vehicles with raised flower bed borders with mature tree and shrubs. Side access leads to the rear garden with a crazy paved terrace, timber framed shed, aluminium framed greenhouse, many mature trees and shrubs with views over open countryside to the rear, the garden is approximately 100ft in length.Directions

From Saffron Walden take the B1053 through the villages of Sewards End, Radwinter and Great Sampford, following signs to Finchingfield. Proceed through the tiny hamlet of Little Sampford and at the bottom of Hawkins Hill and the property will be found on the left hand side. "
