" Armathwaite is a beautiful Cumbrian village with the River Eden flowing through it, and renowned for its salmon fishing and superb walks along the river banks and surrounding countryside.

Maple Gardens is an exciting new development of 5 energy efficient detached bungalows, in a secluded cul-de-sac, in the heart of the village.

Armathwaite is conveniently located in the Eden Valley for access to both Carlisle and Penrith. Being on the famous Settle Carlisle Railway Line, there are regular commuter trains to Carlisle and Leeds.

Number 4 is the last remaining property on the site.

Location From Penrith, head North on the A6 and drive to High Hesket. turn right, off the dual carriageway, signposted to Armathwaite. Drive the T-junction and turn right again, signposted to Armathwaite. In the village, take the first left in to the development. Amenities Armathwaite is a beautiful Eden Valley village with plenty of good access to the surrounding country side and along the River Eden. In the village there is a village shop with Sub Post Office, 2 public houses and a railway station on the Settle - Carlisle line. There is an infant and junior school and a church. Tenure The vendor informs us that the property is freehold and the council tax band is band to be confirmed Services Mains water, drainage and electricity are connected to the property. Heating is air source heat pump and telephone is connected subject to BT. regulations. SPECIFICATION Construction The building is a highly insulated, timber frame with rendered block walls to units. The roof tiles are slate grey in colour. The external doors are multi locking security doors. Window frames are uPVC frames with ?A? rated double glazing, with wooden ?Velux? frames to the first floor.
