This furnished property is available for occupation May 2011 and benefits from oil central heating and double glazing. Situated in this peaceful semi rural area, The accommodation enjoys beautiful surroundings whilst being well placed for travel to and from the west coast towns and industries. With furnishings of a high standard this property has everything to off the modern day professional tenant and as such an early internal inspection is most highly recommended.

ACCOMMODATION PORCH: Double glazed window, double glazed door and tiled floor. KITCHEN/DINER: Two double glazed windows, double glazed door, range of wall and base units, electric double oven, ceramic hob, inset sink unit, plumbing for dish washer, integrated fridge freezer and radiator. LOUNGE: Three double glazed windows, two double glazed doors, open coal fire, feature fire place, television point and radiator. STUDY: Double glazed window, double glazed door, telephone point, radiator and built in storage space. CONSERVATORY: Tiled floor, radiator, boiler and plumbing for a washing machine. BATHROOM: Corner bath with shower over, bidet, W.C, wash hand basin, double glazed window, radiator and storage space. BEDROOM: Double in size, double glazed window and radiator. FACILITIES Heating is by way of oil fired cental heating with an open coal fire in the lounge. DIRECTIONS From Whitehaven travel south in the A595 into Bigrigg. At the Blacksmiths restaurant turn right into Croftlands and follow the road to St Bees. At Pallaflatts take the turning just in front of the last house where a Cattery is also signposted. Follow this road as it leads to Quarry Cottages and the property can be found straight ahead of you. THE RENT The rent is paid on a calender monthly basis, in advance, and excludes all charges for Services, Council Tax etc. DAMAGE DEPOSIT A deposit will be paid by the tenant, prior to the commencement of the tenancy, equivalent to six weeks full rent which will be returned at the end of the tenancy providing there is no damage, the inventory is correct and there are no rent arrears. COUNCIL TAX We understand that the property has been allocated to Band C. CONTENTS INSURANCE It is a condition of the tenancy that you obtain Contents Insurance for your possessions throughout the duration of your occupation of the property.
