The property is situated in Gosforth, within the Lake District National Park and has access to a range of local amenities. There are good road links to all commercial areas of west Cumbria and the western Lake District Fells.

The lounge//dining room is light and airy and has a fire surround with a gas fire, laminate flooring, a double glazed window, television aerial point, two radiators and double glazed french doors leading out to the rear garden. The kitchen has a range of wall and base with a single drainer sink, built in gas oven and hob with extractor hood, a recessed storage cupboard, a double glazed window and tiled splashbacks. A door leads to a utility area which has plumbing for a washing machine and a double glazed access door to the rear garden. To the first floor there is a landing with loft access, a recessed cupboard housing the hot water cylinder and a gas fired boiler. All three bedrooms have radiators, double glazed windows and recessed storage cupboards. The wet room has a wash hand basin, wc, bath and a shower area with shower, extractor fan and a heated towel rail. Externally the property has mature gardens to the front, side and rear together with a driveway leading to the garage which has an up and over door and power. There is a water tap to an external wall, outside lighting and a garden shed. Viewing is recommended to appreciate the accommodation/location.

Head along the A595 travelling south and proceed towards Gosforth. Turn left at the signpost for Gosforth and proceed into the village. Proceed along the main street and where the road forks take the left hand side. Continue along for approximately 0.5 miles where you will find Ellerslie Park on the left hand side.
