The accommodation briefly comprises entrance hall, cloakroom/WC, lounge, kitchen and conservatory to the ground floor whilst to the first floor there are three bedrooms, en suite shower room and a family bathroom. Externally there is a garage, driveway, front and rear gardens. The property is situated with access to the village of Scotby. EPC rating grade is D.

Location

Situated with access to Carlisle city centre, local bus routes and the M6 motorway via junction 43. Local amenities are available within the area along with a retail park and a Tesco supermarket. Carlisle itself has the Lanes Shopping Centre, cafes, bars, restaurants, large retailers and the main west coast rail line. There is also access to the village of Scotby.

Our View

Access is gained by an entrance hall with beech effect laminate flooring, an understairs cupboard and access to the cloakroom having a low level WC with a full sized wash hand basin. The lounge has a stone fire surround and mantle housing a modern gas pebble effect fire, having beech effect laminate flooring along with satellite installation (subject to transfer requirements) and a telephone point. The kitchen/dining room is fitted with shaker style wall and base units with a central island, a five burner gas hob with extractor hood, splashbacks, an integrated double fan oven, integrated dishwasher, an inset sink unit with mixer taps, matching up-stand, contrasting tiling to the walls and beech effect laminate flooring. Also to the ground floor is a spacious conservatory which leads to the rear garden via French doors and benefits from a tile floor with under floor heating (not tested). To the first floor, there are three double bedrooms with the master having an en suite shower room having a power shower with glass door, low level WC and a wash hand basin with a fitted cupboard. There is also a family bathroom featuring a side filling over sized bath with electric shower and a fitted horse-shoe shaped curtain rail, a low level WC and a wash hand basin with a fitted cupboard. Outside there is a garage which has an outside tap and has plumbing for a washing machine. The rear garden is low maintenance, being enclosed with a flagged patio area and a trellis fence.
