" Alderbrook is positioned in a discrete location in the heart of this much sought-after village on the cusp of Bristol city. Originally constructed in the 1970's it displays some great features of this period including extensive glazing throughout making a spacious and light family home.

The generous proportions have been enhanced by the current owners who have made a number of well planned changes during their occupation as well as an extensive refurbishment programme bringing the property up to date. The three main reception rooms have an excellent flow and benefit from large windows of a southerly orientation bathing them in sunlight throughout the day.

The main drawing room has an exceptionally large window overlooking the front garden and also has a central log burner creating a focal point to this generous room. The adjacent sitting room makes an ideal children's playroom/music room as it is adjacent to the kitchen/dining room. The kitchen area is one of the biggest improvements the owners have made, opening up two smaller rooms into the generous kitchen/dining/living room you see today.

The kitchen is fitted with a range of quality units and integrated appliances centring around a large solid oak-topped kitchen island. The dining room has ample space for dining room tables and chairs as well as further sofas and has double door which open into the south facing garden. The kitchen is serviced by a utility room, again with rear access and space and plumbing for washers/dryers etc.

Upstairs has a flexible use, due to an exceptionally large room currently used as a playroom for the family's three children. With this current-layout the house provides 5 bedrooms with 3 bathrooms, all of individual character and mostly enjoying the formentioned open vista towards Dundry Hill and incorporating elements of the rooftops of Bristol city and the rolling North Somerset countryside.

Situation
Long Ashton remains popular due to its close proximity to Bristol city, some 2 miles away. It also benefits from being in the North Somerset school system and has two well regarded local schools one of which the current owners walk their children to. Long Ashton itself has a good supply of amenities including a co-op, hairdressers, post office, 3 pubs and a variety of other amenities. It also enjoys a rural feel of the surrounding countryside offering farm shops, a plethora of walks and bridleways as well as mountain biking treks and good communication links via the M5 at junction 19 and the M32 leading to the M4 and Bristol Temple Meads offering high speed train links to London Paddington in 90 minutes. Long Ashton also has the David Lloyd leisure club and is close to Ashton Court offering golf and a number of festivals throughout the year including the world renowned Balloon fiesta.

Outside
The property is approached via the one-way road section of Yanley Lane, onto its own private driveway with ample parking for multiple cars which leads to an open car port which can also double as a handy storage area for bikes, prams etc. There is also a generous single garage with an electric roller door. The gardens wrap around the house beautifully and have been well planned to create large flower beds including an established rose garden as well as mature shrubs and trees offering year round foliage. There are also two large grassed areas as well as a further patio and generous outbuilding which could become an ideal home office or excellent garden storage. "
