Directions
Leave Bath on the A4 towards Bristol. At the Globe roundabout continue ahead on the Bath Road. Continue through Saltford village and passing all the shops turn left in to Grange Road. Continue to the end and turn right where houses are left behind and countryside begins. Manor Farm is on the left hand side on the bend.

Description
On first glance the entrance to Manor Farm is both impressive and inviting. Wide steps lead up to double doors opening into the most impressive reception hall. Italian porcelain flooring, stylish yet discreet cabinetry and a beautiful sweeping staircase rising to the first floor galleried landing, make a good first impression. Double glass doors open into the drawing room. Over 30 ft long it is a smart room with ash floorboards and links in to both the kitchen as well as the superb garden room. The kitchen is a wonderful room with sleek polished grey units under a granite work surface and built in appliances. There is a dining area and seating area with double doors leading to the terrace as well as the garden room; a wonderful family space. The glazed garden room is a particular feature of the house. As with the hall and kitchen, the stone flooring continues into this superb room with three walls of glazing as well as a partial glazed roof creating the best party room ever with bi-fold doors opening on to the terrace and leading out to the heated swimming pool, terrace and garden. The five first floor bedrooms wrap around the galleried landing and like the rest of the house is full of light. The master suite comprises sitting area, dressing room, spacious shower room and bedroom area with double doors leading out to a large square balcony with a wonderful aspect over the swimming pool and garden to adjacent fields. Four further bedrooms are well proportioned and served by two en-suite shower rooms and the family bathroom.

Situation
Saltford is a large village perfectly sited equally between Bath and Bristol. Manor Farm is situated off Grange Road, a most sought after address. The location benefits from being adjacent to attractive countryside but within an easy walk to the shops and bus route. In the main part of the village the amenities include The Crown, a recently refurbished public house, two small supermarkets, a doctor's surgery, chemist, florist and a restaurant. On the other side of the village into the old High Street there is a country pub called The Bird in Hand. If you turn right you are in a lovely part of the village called The Shallows where Saltford Marina is situated. If you continue along at The Bird you will come to another pretty pub called The Jolly Sailor which is a lovely pub on the River Avon. This area is popular for being in a catchment for excellent schooling, Saltford Church of England Primary School is well regarded and Wellsway Secondary School is extremely sought after; there is also a choice of pre-school nursery's in the village. In the private sector the village is well placed for schools in both Bath and Bristol and both cities have superb universities with the campus of Bath Spa University being just three and a half miles. There is a frequent bus service to the main line train station at Bristol or Bath. On the Bath Road towards Bristol, under two miles is a Waitrose supermarket, and just beyond in Keynsham there is further shopping to be found plus a railway station with connections to London, the South West and South Wales. The M4/M5 is also easily accessible. Of particular note is the easy access to Bristol International Airport which is just thirteen miles away.

Outside
The entrance of Manor Farm has a paved drive bordered by mature shrubs. The level lawn has two fine weeping willows. A large paved terrace provides plenty of parking and leads to a stone built garage complex. The south facing gardens make up a perfect rectangle of two acres with sun dawn to dusk. To the side is a large herbaceous border providing height and colour. A seating area by a pond and a water feature is a super spot to relax. To the rear the heated swimming pool is surrounded by decking and a stone terrace, a side seating area is perfectly placed near the kitchen as well as the detached annexe providing a games room, storage room, changing room, shower room and large bedroom/office above. There is a further detached annexe providing a sitting room with kitchen area, shower room and bedroom area above. Both could provide self-contained accommodation, home office, or, as they are now, a wonderful overflow for parties. Beyond the swimming pool, the garden continues with a beautifully cared for lawn interspersed by trees and all enclosed by fencing and hedging.
