" Description    This semi detached 1950s home is located in a cul de sac in the commuter village of Cooksbridge. Approached via a cannopied front entrance and door leading into the hallway with stairs to first floor landing and window to the side with storage beneath staircase. To the right of the hallway is the living room, which has a upvc window facing to the front with a feature display fireplace with inset wood beam, tiled hearth, and an extensive range of library book shelving. The kitchen has a range of floor and wall mounted units with tiled flooring and electric under floor heating with window to the side. There is an eye level oven, four ring hob and inset sink unit with mixer tap. A further doorway opens into the dining room which has continuation of the flooring and upvc door opening into the rear garden.

.    Further door from the kitchen opens into a closed area providing storage workshop with doors to sides and rear as well as a downstairs cloakroom. Stairs lead to the first floor landing with window on landing with an airing cupboard with shelving and loft access. The bathroom comprises a white suite with panelled bath with shower mixer taps. There is a pedestal wash hand basin with mixer taps and a low level WC, as well as a corner shower cubicle with glazed doors and tiled splash back. The room is half tiled, there is a upvc window with opaque glass and glass shelf. Bedroom one, which overlooks the rear garden and fields beyond has built in full length wardrobes and upvc window. Bedroom two which is facing to the front, has built in storage cupboard. Bedroom three is used as an office and study and also enjoys a front aspect with built in storage. The property has central heating and double glazing installed.

Outside    Outside, the front garden is well established shrub and plant with concrete off road parking for several vehicles. There is a small picket type fence, a front and side gate that leads down to a small courtyard area with oil storage tank. The rear garden is laid mainly to lawn with raised sleeper borders. There are established leylandii and other perennial plants, bushes and trees throughout. There is a small patio area to the rear of the dining room and utility area. At the bottom of the garden there is a once established vegetable patch and now is a small enclosed area with garden shed and a small retaining hedge and fence adjoining the fields beyond.

Situation    Cooksbridge is a small commuter village to the north of the historic county town of Lewes. It benefits from its own railway station with mainline services to London Victoria, as well as local primary school, delightful scenery and walks in the immediate vicinity. The nearer town of Lewes offers a wider range of shops, boutiques, restaurants and wine bars as well as retail parks and supermarkets. There are excellent road links, with the A27 and A26 being close by giving wide access to the east and west of the south east. The train services offer a regular service to central London via London Victoria in just over an hour.

Directions    Approaching from Lewes on the A27 join the Brighton road, then turn right onto the Nevill Road, A275 and continue out of the town. On entering Cooksbridge take the first turning right into Chandler's Mead, follow the road down and to the left where the property will be found on the right hand side.
