" Charles Wycherley Independent Estate Agents are delighted to introduce Manor Barn onto the market for the first time in over 40 years. The property is a Grade II listed 18th century barn with attractive exposed character timbers and flint and stone walls. The building was originally a barn to the Kingston Manor and features large rooms all looking over the beautiful south-facing garden, many with bayed windows. The property has a west wing with 2 large double bedrooms and its own bathroom and there is a ground floor cloakroom off the main hallway. This area is single-storey and could be developed with a first floor, and connects to the large garage which could also be converted. The first floor has 2 huge connecting bedrooms, although the second could be connected by a second staircase, 22` and 17`9 (6.71m x 5.41m) depth respectively, with a family bathroom and there is a magnificent 25`10 x 19`6 (7.87m x 5.94m) sitting room with bay window. Further, there is a dining room, kitchen/breakfast room, utility and study. The garden is large and a magnificent landscaped south facing oasis, a true feature of this property.

Manor Barn is beautifully situated at the top of the cul-de-sac at the rural end of The Street. It is opposite Kingston Manor to which it was originally part of, adjacent to the farm and is just yards from the countryside and a footpath to the South Downs. The property has beautiful views down The Street towards Lewes and over countryside and is in a highly convenient location for Kingston facilities i.e. the village green with Tennis Club and Pavilion, the Parish Church, Village Hall, as well as The Juggs Arms and an excellent primary school. Lewes is only 2 miles distant with easy access to Brighton, the universities, via the A27. Lewes has a strong historic town centre with individual shops, cafes, restaurants, cinema and 3 superstores. Lewes Railway Station has easy access to London (Victoria 1 hour & London Bridge 90 mins).
