DESCRIPTION DESCRIPTION: A delightful, picturesque thatched cottage which is Grade II Listed and dates back to 1766. This truly stunning property provides three/four bedrooms and two large reception rooms with a wealth of wonderful period features throughout. Friars is located on a no through road within the enchanting, historic downland village of Alciston, which forms part of the 500 acre Firle Estate, and sits within the South Downs National Park. A canopied entrance and part glazed door opens into a reception hallway with downstairs cloakroom. An inner dining room has an exposed timber beamed ceiling and a double aspect with staircase rising to the first floor. An inner hallway has a built in display cabinet offering storage and shelving and leads through to the gallery style kitchen with double aspect and incorporating a Rayburn oven (also serving hot water and heating), floor and wall mounted units with wood work surfaces, double bowl sink unit and an additional five-ring gas hob and electric range oven. An inner lobby features a large larder with door to the front garden. A triple aspect office/bedroom four offers double doors leading into the garden. The main reception room/sitting room has a delightful double aspect with feature inglenook fireplace and brick hearth, exposed timber beams to the walls and ceiling and a secondary staircase leading to the master bedroom. The good-sized master bedroom is double aspect and features an impressive vaulted ceiling with a velux roof window and galleried staircase from the ground floor. LOCATION Friars is situated within the charming and historic downland village of Alciston, mentioned in the Doomsday Book with its farm, church and village public house, the Rose Cottage. Alciston nestles at the foot of the South Downs renowned for walking and riding. The working farm offers livery and grazing for horses. The local shop at Berwick is about a mile and a half away and the nearest primary school is in Firle Village with secondary schooling at Ringmer, Lewes, Hailsham and Eastbourne. The historic county town of Lewes is about 7 miles to the west and the coastal and entertainment centres of Eastbourne and Brighton are about 8 to 16 miles respectively. The world famous Glyndebourne Opera House is about 6 miles away. The cottage enjoys fine views over adjoining open countryside with the South Downs and Firle Beacon beyond. "
