" Hollingbury Park Avenue is a lovely tree-lined avenue adjacent to Fiveways, which has a wide range of local amenities including a Post Office, florist and a bakery and also the newly open ‘Chameleon’ Thai café.As well as these local conveniences, the house borders the woods and Hollingbury Park, which lead out to the Downs, perfect for anyone wanting fresh air and exercise or even just great for dog walking space.This is an attractive Edwardian home with feature stained and leaded glass windows and front door, which are particularly attractive with the morning sun streaming through.
The garden is laid out over two levels, perfect for families as you can use the top part as the children’s garden/play area whilst the lower level can be a more sophisticated area for ‘grown ups’. Both of which enjoy the afternoon and evening sun – perfect for a glass of wine at the end of the day!The kitchen/diner is a perfect space for entertaining or enjoying family time and the three bedrooms are all doubles. There are feature fireplaces, coving and other character features combined with a modern bathroom. Other benefits include a big walk-in storage area in the eaves.

We were first attracted to this beautiful Edwardian house for it’s lovely wide hallways, stairs and landing and a general feel of spaciousness. We use the top floor as an office/studio, which has views over the Downs - very inspiring!The area is peaceful, has great neighbours and it was an advantage to us to be able to walk to Balfour School quickly. There is also the possibility of putting a dormer on the top floor to make an en-suite and master bedroom (it had planning permission on the house when we bought it, although this has now lapsed).
