This two bedroom apartment is set in a highly convenient and popular location just a short stroll from the Boscombe East shopping parade and from bus routes leading to both Bournemouth and Christchurch town centres. Southbourne with its popular high street and beaches is close by and easily accessible are the wide open spaces at Kings Park, as well as a wider range of leisure facilities such as the open golf course, The Village and Littledown sports centres. The property is in our opinion well presented throughout and benefits from gas central heating, UPVC double glazing and is offered for sale with no onward chain. 

The property is set on the first floor and benefits from having its own private entrance, a private rear garden and a loft room which is currently being used as a third bedroom although we understand hasn't been signed off by building control.

 A private stairwell leads up to the first floor where there is a small landing and doors to both the living room and kitchen/diner. 

In our opinion the living room is a very generous size and features a UPVC double glazed bay window to the front aspect. There is ample room for two sizeable sofas as well as a dining table and other living room furniture.  A door from the living room gives access to a second set of stairs which lead to the second floor loft room which we understand was converted some years ago and does not currently comply with building regulations although is being used as a well proportioned double bedroom. There is a Velux window to the side aspect and a large area of eaves storage which could be further developed STPP. 

The kitchen/diner is again in our opinion a generous size spanning the full width of the property offering plenty of cooking and dining space as well as a breakfast bar and seating for three. The kitchen is fitted with a comprehensive range of eye level and base units  set above and below the complimenting roll edge work surfaces and has a four ring gas hob with extractor hood over and a fitted eye level fan assisted oven below. There is space and plumbing for a washing machine and fridge/freezer. There is a UPVC double glazed window to the side aspect and a cupboard houses the wall mounted combination boiler. 

From the kitchen a door gives access through to an inner hallway with doors leading to both bedrooms and a bathroom. The master benefits from a range of built in wardrobes and the second overlooks the rear garden. 

The bathroom has been fitted with a modern white suite to include a low level WC, hand wash basin and panel enclosed bath which has mixer taps and a shower over. There is a UPVC double glazed obscured window to the rear aspect and an extractor fan. 

Outside the property benefits from a private rear garden which is accessed via a shared/communal pathway to the side of property. The garden is fully enclosed by wooden fencing. It has been laid mainly to lawn with a al-fresco dining area to the rear and has a useful timber shed.
