THE SITUATION

Holly Cottage is set in the forest with direct access from the garden gates. The property is about one and a half miles from the centre of, arguably, one of the most beautiful and sought after villages in the heart of the New Forest National Park.

The property is ideally situated to make full use of all the wonderful facilities the Forest has to offer. There’s a lovely sense of community, and a range of activities to enjoy locally including cycling, horse riding, coarse fishing, cricket and the Burley Golf Club with a nine-hole heathland course. For families, there is a primary school in the village, a very good secondary school and sixth form in Ringwood. Furthermore there are some well regarded private schools including Walhampton, Ballard and Durlston Court.

The property is on the outskirts of the village of Burley which offers a wide range of shops, including a very good village shop, post office and butchers which is very popular with the locals. A local pub is just a mile from the cottage and fantastic forest walks from the garden gate. Further benefits include easy access to the A31 providing access to London whilst being within touching distance to some of the south coasts stunning beaches.

THE LOCAL AREA

The first Spencers New Forest office was established here in Burley, a honeypot village that feels untouched by time with its traditional cafes, cider farm, gift shops local village shop, butchers, post office and tales of old smuggling routes, witches and dragons. This is the New Forest on holiday as imagined by visitors: quaint and old fashioned with ponies wandering down the high street. In Burley there’s a perpetual feeling of having escaped, that you are away from it all, especially as it is tucked in the lee of wooded slopes.

Whether it be sailing at nearby Lymington (12 miles) or needing access to Brockenhurst with its mainline railway station (8 miles, Waterloo 90 mins.) The market town of Ringwood is but a short drive away, which offers a wide range of shops, Waitrose and David Llyod Fitness (5 miles). The larger shopping towns of Southampton (20 miles) to the east and Bournemouth (16 miles) to the west, both with their airports are easily accessible.

Burley is only a short drive from to many beautiful beaches and coastlines.

Leading off the hallway is a family bathroom with freestanding bath, walk in shower cubical and hand wash basin and WC.



GROUNDS & GARDENS

The front of the property has a shingle pathway that leads to the front door and around to the side of the property. This pathway also leads to the rear garden, which is prominently laid to level lawn with established flower beds and mature hedged borders. There is a is a useful car port to the side of the property along with a garage and space for parking. Above the garage is the additional guest suite.

There is also a gateway at the bottom and side of the garden which provides direct forest access, leading to Mill Lawn, the forest and beyond. The garden has a raised terraced area providing the perfect place for alfresco dining, overlooking the garden into the forest. Further to this is a charming summer house, featuring exposed beams, log burner and doors that open out onto the garden, providing the perfect place for entertaining.
