Directional Note:  From the centre of Highcliffe, proceed in a westerly direction for approximately half a mile, turning right opposite The Lord Bute Hotel & Restaurant into Castle Avenue.  Number 25 can be found on the left hand side, shortly before the turning into Nea Road.

A semi-detached bungalow situated on a generous plot, offering plenty of off road parking at the front and an excellent sized rear garden. There is UPVC double glazing throughout and gas fired central heating.

The bungalow would benefit from a degree of modernisation and is offered for sale with no forward chain.

Bus and rail links are all close at hand. A walk across the nearby Highcliffe Castle golf course gives easy access to the beaches at Steamer Point and also nearby is the Grade 1 Listed Highcliffe Castle with its lovely walk down to the beach. Highcliffe shopping centre is within walking distance and Christchurch is around 3 miles away. The New Forest with its lovely walks and country pubs is within a short drive.

The property is also situated within catchment for the excellent local schools.

Upon entry to the bungalow, you walk into a larger than average entrance hall, which was altered by the current owner to allow space for an extra cloakroom to be added.  This was never done, but the potential remains for a prospective purchaser if required.  There are also two storage cupboards in the hallway and access to the loft.

Access into the sitting room is via the hallway or the kitchen.  It is a good sized room, allowing space for a sitting area as well as a dining table and chairs, with a rear aspect window and a door into the conservatory.
The conservatory has concrete base and is of UPVC and glass construction, allowing a lovely bright outlook over the generous rear garden, which has a westerly aspect.

The kitchen overlooks the rear garden and has a range of base and eye level cupboards with drawers and work surfaces.  There is an inset sink and drainer unit and a cupboard housing the combi gas boiler.  Door leads to the car port which in turn leads to the rear garden.  Further doors to the sitting room and hallway.

Both bedrooms are at the front of the bungalow and benefit from being good sized, double bedrooms. Both have fitted wardrobes.

The shower room has an obscured window and is fitted with a white suite comprising a double shower cubicle with wall mounted electric shower, low level WC, pedestal wash hand basin, half tiled walls and a radiator.

Outside, the property benefits from plenty of parking at the front, as well as the car port on the side.  The rear garden is of a generous size, with a patio area with plenty of space for sheds etc.  Various shrubs, lawn and outside tap.  The garden has just had a number of dominating mature trees and shrubs removed from the end of the garden, to open it up and allow the garden to benefit from the sun. A fence is due to be erected at the rear of the garden soon, which will give complete privacy.
