KITCHEN/BREAKFAST ROOM: 18'5" x 13'1" (5.64m x 3.98m)

Window and door to side aspect. The kitchen has been modernised and provides access through to the conservatory style family room extension beyond. To the right as you enter there is a sitting area with space for log burning stove or similar if required. There is a peninsula unit leading to the kitchen proper which has a door to the side and window overlooking the side garden. The kitchen is fitted with a range of white wood panelled base and wall units and comprises one and half bowl ceramic sink unit inset into the worktops. There is an electric hob set into the peninsula, whilst to the left side of here is a tall housed double oven with a small grill over. Tall integrated fridge/freezer, under worktop space and plumbing for washing machine and integrated dishwasher. The door from here also leads into the family room extension. There are also double opening French doors from the sitting area.

FAMILY ROOM: 18'8" x 11'10" (5.72m x 3.64m)

Window to side aspect. Double glazed doors leading through to side garden. This is a lovely light and sunny room due to the vaulted ceiling with glazed panels and its sunny south easterly aspect. It is of double glazed and cavity wall construction. Radiators, space for dining table, sofa suite etc. In our opinion it is a particularly attractive feature of the house, having recently been built by the current owners. Because of the size of this room it amply frees up space for the original lounge to be a fourth bedroom.

LOUNGE/GROUND FLOOR BEDROOM: 13'5" x 12'5" (4.11m x 3.80m)

Curved bay window to front aspect. Space for double bed, wardrobes etc, if required. Alternatively this makes a full sized lounge with space for sofas etc.

Window to rear aspect. Corner built-in wardrobes. Again a good sized double room.

BEDROOM THREE: 8'7" x 7'0" (2.65m x 2.14m)

Window to front aspect. Space for bed, wardrobe etc.

BATHROOM: 7'0" x 6'7" (2.13m x 2.03m)

Obscured glazed window to side aspect. The bathroom has tiled walls and is fitted with a pastel coloured suite comprising bath, basin and WC. There is scope here for further modernisation.

OUTSIDE:

The house sits on a large corner plot giving it substantially more extensive gardens than some of it's neighbours. The front garden has a low fence separating it from the pavement with a path leading to the front door. There is also a side access gate leading to the large side patio area which in turn leads to the main body of the garden which of course can also be access via the doors from the family room and the kitchen. This side garden has space for garden furniture etc, whilst the main garden is laid to lawn with the boundaries being provided by a close boarded and panelled fencing. The driveway, being on the corner is accessed from Albion Road and leads in turn to a garage and a large shed. There is parking on the front for several cars whilst the garage is of Marley style construction with electric up and over door (19'7" x 11'10" - 6.1m x 3.64m). Power lines are connected and there is a further storage shed to the side (see photograph) and a gate which leads into the rear garden.
