" This substantial detached family house is conveniently situated in a popular residential location, close to local shops, schools and other amenities. The property is in a fairly level position, approximately 1 mile in distance from the town centre, main shopping thoroughfare and Swanage Beach. The seaside resort of Swanage is located at the Eastern tip of the Isle of Purbeck, delightfully situated between the Purbeck Hills. Swanage is located some 9 miles from the market town of Wareham which has a main line rail link to London Waterloo (approximately 2.5 hours). The popular conurbations of Bournemouth and Poole are also within easy reach via the Sandbanks ferry.

The property was built in the 1980s of traditional cavity brick construction with Purbeck stone quoins under a plain concrete tiled roof, enjoying pleasant Southerly aspect at the rear with distant views of the Purbeck Hills from the front. The property is set back from the road and is approached by stone steps. To the ground floor is the living room with North facing bay window, the hallway then leads to the fitted kitchen and dining room. Double doors provide access to the rear conservatory, benefitting from triple aspects. The rear garden can be accessed through the conservatory or via a side door from the kitchen. The cloakroom is recessed under the stairs and completes the accommodation on this level.

The first floor accommodation comprises 3 bedrooms, 2 of which are good sized doubles. All bedrooms benefit from fitted wardrobes and high level cupboards which provide ample storage space, a necessity within a family home. The bathroom suite consists of bath with fitted screen and shower, wash basin and WC.

There is a small garden to the front of the house which is partly gravelled with paved section, enclosed by low Purbeck stone walling. From here, gated access to the Eastern side of the property leads to the South facing rear garden, which is tiered with paved seating area, gravelled section and timber shed. There is single door access into the detached garage which is accessed by vehicle via Newton Manor Close. The garage is serviced with electric, light and power and has electrically operated up-and-over door.
