We are advised the tenure is Freehold. Additional Features The property has PVCu double glazed windows to a mock sash design together with external rear door, installed in 2005. Location Located to the north east of Clitheroe this highly desirable village consists of an established rural community, served by the larger market town of Clitheroe. Accommodation Overbrook is a truly delightful cottage of considerable character, pleasantly situated close to the Village Hall with lovely rural aspects. Considerably larger than at first imagined, the reality is that this is a genuinely spacious home. Infused with charm and period features, we strongly recommend an internal inspection. The low but wide front door opens to an inviting living/dining room with a most welcoming open fire. The window and door reveals are lined in pine and the lights operate on a dimmer control. The cast iron stove sits within a natural stone chimneypiece in the sitting room; keeping you snug and warm in the cooler months and when the warmer weather arrives you can open the wide French windows and breakfast on the timber decking. The rural aspect to the rear is also something of great beauty; buttercups in a grassy meadow with a wooded backdrop. When anyone needs a quiet place to study there is a small office with a window overlooking the rear garden. Oak cupboards line the walls in the kitchen, with granite effect counters and tiled splashbacks. Full of character with a distinctly 'cottage' feel. There is a Belfast type pot sink with a period design mixer tap and oak counter. A Rangemaster electric oven and gas hob range sits beneath a matching extractor and there is an integrated dishwasher and a Zanussi microwave oven. The floor is tiled for practicality and there is halogen down-lighting with an exposed timber ceiling beam. You can lay in bed in the master bedroom and watch sheep and cattle graze in the adjoining meadow. This spacious room has a small built-in wardrobe and a stunning en-suite bathroom with Travertine pattern ceramic tiled walls and floor. It consists of a shower bath with a Mira electric shower and a curved glass screen over, pedestal washbasin and a low suite wc. Bedroom 2 is also a generous double and a wood panelled ceiling and views of Pendle Hill and Bedroom 3 has a low sloping ceiling and is still able to accommodate a double bed, albeit a little smaller. The house bathroom is stylishly appointed with tiled walls in a Metro style consisting of a shower bath with curved glass screen and a Mira electric shower over, wall hung basin and a low suite wc. The floor is tiled and there is a part chromed towel radiator plus a shelved towel cupboard. The bedrooms and bathrooms have solid wood doors with black iron handles and there is a loft access hatch with a ladder. Externally you will find a small stone walled front garden area laid with stone flags and enough space for a table and chairs. However, the more appealing alfresco destination would be the rear garden deck overlooking the meadow. With imaginative planting this is a delightful 'outdoor room' with a timber shed, wood store and oil storage tank.
