Located in Hoddlesden, a lovely village on the southeast part of Darwen, it's tucked away on Graham Street - which is adjacent to the village post office and a short walk from the village pub. It benefits from an idyllic setting with a perfect cobbled street and splendid views across some of Lancashire's most beautiful countryside.

Entering the property by the brand new golden oak UPVC front door, there is an enclosed vestibule which precedes the main lounge.

You can see the standard of the lounge from the pictures. There is wooden flooring, a wall mounted electric fire brand new plastered walls which have been perfectly painted. There's an open staircase that leads up form the lounge to the first floor.

Heading towards the back of the house and through an adjoining internal door there is the kitchen diner.

The Pictures of the kitchen diner just don't do it justice!! you have to see it to experience the 'wow' that hits you when you enter it.

The kitchen units and work surface are to the left side of the kitchen. It was designed expertly fitted by a true craftsman... its obvious to see, even to the untrained eye.
Having been carefully planned to get the most out of the huge space available and as a result has left a huge dining space that would comfortably accommodate an 8 seater dining table.
There's also an integrated oven hob and extractor (brand new and never been used). Modern tiling compliments the worktops and prove to be a nice finishing touch that will meet with everyone's approval.
The floor benefits from ceramic tiles which also follow through to the utility room and cloakroom.

The Utility Room is through another door at the back of the kitchen. Space and plumbing will comfortably accommodate a washer and dryer.

Then there is the downstairs toilet and washroom

(known as cloakrooms these days). Here we have a brand new toilet, wall mounted wash basin, and chrome towel rail. The whole room has been professionally tiled and decorated to the highest standard.

The back door to the yard is in the Utility Room.
And as you might expect (and can tell from the pictures) benefits form new flags and the walls have been rendered and neatly finished.

Back inside, and Upstairs....
The stairs to the first floor are located in the lounge and ascent to a spacious landing.

The Master Bedroom is situated at the front of the house. It's a good sized bedroom with brand new carpets and decor. The view form the window enjoys views over the countryside.

Directly opposite and across the landing is the Luxury Bathroom.
As you can see from the pictures, we have a bathroom to die for. You will be hard pressed to find a bathroom in any similar property - that's for sure!
It comprises a 'P' Shaped bath, with curved shower screen and high raised shower over the bath. There's also a brand new Wash Basin and WC as well as a generous Chrome Towel Radiator for all those fluffy towels.

The tiling is like something out of a magazine.... just perfect and all enhanced with beautiful lighting.

The Second Bedroom is just down the landing on the left as you come from the bathroom.
Again here we have a decent sized bedroom with new carpets and decor and a window looking out over the back of the property.
