Why???

Well it's not very often we come across properties in such an excellent condition.

This property has been extremely well looked after and maintained to a very high standard.

The current owner has been in this property about 13 years, and prior to moving in the house was completely renovated. This is clear to see from the condition inside - the walls are in excellent order, the skirtings are still like new, and the outside is perfect.

There was a new Boiler fitted about 4 years ago and has been maintained regularly ever since.
The Double Glazing was fitted about 10 years ago, although you wouldn't think so, it still looks like new.
There was a new DPC approx 13years ago, and there are no signs of damp (but you would need a surveyor to double check this) we used our damp meter to test the walls and they all seem fine.

So that's the expensive stuff out of the way.... here's a bit more about thie inside:

Entering the property from the front, you would come through the front garden gate which secures a walled front garden. The garden has been flagged to a high standard and is very easy to maintain.

You enter the house through the front door, into the vestibule which leads into the lounge. The lounge is nice and bright as the good-sized front window allows plenty of natural light into the room.
As you can see from the pictures there is plenty of room for a 3pc suite etc. The carpet is new and would suit all tastes.

The lounge leads to the kitchen, passing by the bottom of the stairs.....

The kitchen is a large Kitchen/Diner, with plenty of cupboards, loads of room for appliances, and there is additional storage under the stairs. There is also a small back room which leads to the back door into a shared flagged back yard. There is laminate flooring which is like new.

Upstairs there are two double bedrooms; the front bedroom is a double Master room, slightly bigger than the back bedroom. However the back bedroom has plenty of built in storage cupboards - an essential requirement for most people these days! The carpets in both these bedrooms is very high quality and is like new.

The bathroom contains the usual: WC, Basin & Bath. Whilst there isn't a shower, there are shower mixer taps on the bath that do the job equally well. The suite is a pale pink, and whilst we appreciate this might not be to everyone's taste, it will do the job and has many good years left in it.

As this property is on a corner there is plenty of on-road parking outside, so if you are a 2 car family parking won't be an issue.

So a bit about the area......
Sydney Street is just off the A666 at the top end of Darwen in a very popular residential area. If you check out Google Maps you will see that all the local amenities are just close by... eg Post Office, Convenience Stores, Hairdressers, Take-aways, Pub just up the road etc. oh... and there's a fishing club round the corner too!

As the main road is a major bus route, there are plenty of buses to Darwen Blackburn, Bolton & Clitheroe if you need them.

We expect there to be a lot of interest in this property, it has been priced to sell as the vendor wishes to down-size.
