" Enjoying a particularly desirable location in what is probably the most sought after residential area of Earby, this quaint semi-detached cottage has the considerable advantage of a larger than expected garden at the rear, with further garden and also a detached garage to the side. The property does need general modernisation, but offers tremendous potential, including scope to extend the cottage quite significantly (subject to Planning Permission). Situated on the outskirts of the small town of Earby, close to beautiful open countryside and just a short walk from the picturesque Earby Waterfalls and the lovely adjoining parkland, this delightful abode is a must for early viewing. With gas central heating, the accommodation briefly comprises a good sized and very appealing living room, which allows space for a dining table and features an open fireplace and a glazed French door leading out to the garden, a kitchen, a ground floor bathroom, with a separate adjoining w.c., a small utility/boiler room and two double bedrooms on the first floor. We understand from the sellers that there is a cellar, underneath and the same size as the living room, with good headroom.
