" This natural stone built property was originally constructed around the turn of the century and was utilised within part of the former estate. The present owners of Top House acquired it in 1995 and converted the property into a superb individual residence with high specification throughout with well-proportioned rooms. In particular it features a delightful garden room overlooking the gardens with far reaching views, together with a turreted staircase to the rear, a hallmark of a local Bath architect, Mark Watson.

The property is set in wonderful gardens and has the benefit of a substantial double garage which does have the potential, subject to obtaining the appropriate planning permission, for conversion into an annex.

Top House is a quality country home set in a beautiful rural location and Cobb Farr highly recommend a viewing of this superb property.

It should be noted that an application has been put forward for a two storey extension to provide two further bedrooms and another bathroom.

Situation
The property is set on the edge of the hamlet of Hemington, in a spectacular elevated position with far reaching views over the surrounding open countryside towards Westbury White Horse, Cley Hill at Longleat, Alfred?s Tower and Stourhead.

Hemington itself is a small hamlet just outside the village of Norton St Philip, famous for being the site of the battle fought during the Monmouth Rebellion in 1685, and The George Inn, one of the oldest pubs in England. Hemington is approximately 9 miles south of the centre of Bath which provides an excellent choice of retail outlets together with historical sites and cultural opportunities to include; Number One Royal Crescent, The Holburne Museum, The Thermae Spa and many other amenities.

Also close by to Hemington is the world renowned Babington House with an excellent choice of leisure facilities. The property is also well placed for easy access to various nearby schools to include; King Edwards, Monkton Combe, Prior Park and Beechen Cliff within the city of Bath, and other surrounding schools to include Downside, Millfield and Dauntsey, all within a 40 minute drive.

The nearby town of Frome offers an attractive choice of individual shops and amenities. Locally there is a large village store within Norton St Philip and two Farm shops situated nearby.

Other communications include the M4 Junction 18, 11 miles to the north of Bath, and the A303/M3 linked to London, both within easy reach, together with the main line railway station at Bath Spa providing regular services to London Paddington.
