" 1 New Farm Buildings is a Grade II Listed Georgian home. Attached back to back, instead of side to side, this period home is of particular note due to its handsome and symmetrical façade. The house is built of ashlar stone under a slate tiled roof with sash style windows to the front facing on to the level garden enclosed by mature hedging. The house is accessed via a five bar gate from a lane providing parking to the side garden with a stone outbuilding stretching along the boundary. The garden then continues along the side with a lawn flowing into a fruit and vegetable section. A trestle arch then leads to a further garden with mature shrubs. With a garden to the front and to the side it is a good size for a property in the middle of village but provides plenty of spots to sit privately and enjoy the sun.

Back to the house, the central entrance hall is flanked by two well-proportioned reception rooms. The drawing room has an open fire with period cupboards either side. Working shutters, panelling and book shelves add to the character of this room. The dining room also benefits from a large stone fireplace with a wood burning stove, again working shutters plus a window seat create a charming reception room. Large flag stone flooring continue from the dining room into the kitchen with fitted units under a granite work surface including a double belfast sink. There is a bespoke dresser providing plenty of storage plus a separate laundryboiler room.

The first floor landing benefits from a tall Georgian style window to the front overlooking the neighbouring houses and beyond. The main bedroom has a similar aspect plus built in cupboards. Wooden floorboards flow across the landing to a similar sized room used as a study which leads to a spacious family bathroom. Up on the second floor are two symmetrical bedrooms and as with all the principal rooms in the house has windows looking out over the village.

Situation
This period home is situated a short way along a lane in the heart of the Faulkland village. The village itself has a pretty village green and country pub, as well as the Somerset Lavender Farm with shop and café. The picturesque village of Hemington and the popular Norton St Philip flank the village and both offer local primary schools. In Norton St Philip there is small supermarket and two public houses, including the historic George Inn. The private members club and hotel, Babington House, is a short drive away. Access to Bath is very good, both via Midford Lane and the A36, and there are good road and rail links to London.
