" This is a lovely spacious cottage in a sought after village. The property is full of character and includes a spacious living room and a stunning modern open plan kitchen/dining room. The property has been extended to provide an self contained annex with stunning modern kitchen, bathroom & bedroom. The property has beautiful landscaped gardens with ornamental pond, patios and off road parking. Located in a pretty Somerset village close to the centre and local ameneties. Please note this property is located just 100m from the entrance to Gurney Slade quarries.

The accommodation comprises: Entrance hall with arch to living room which has windows on three sides and fireplace fitted with a wood burning stove. A door leads through to the inner hall with stairs to the first floor. There is a wonderful 21ft open plan kitchen/diner with French doors overlooking the garden. The room has a lovely tiled floor and a brick fireplace fitted with a mixed fuel Canon range cooker. The kitchen has block wood worktops with inset double 'Belfast' style sink and integrated fridge and freezer. There is a utility cupboard which houses the oil fired combi boiler and has space and plumbing for a washing machine, tumble dryer and dishwasher.

There are two bedrooms on the first floor and a beautifully fitted shower room with mains fed wall mounted shower in glass cubicle, hand wash basin with pillar tap mounted on a solid wood table with vanity mirror with light over, low level WC and heated towel rail.    On the top floor is a further bedroom with a window to the gable end, eaves storage and a walk in dressing room with hanging rail, shelving and lighting.  

The annex is attached to the main house but has its own separate entrance.  The ground floor is an open plan room with vaulted ceiling and skylights with French doors leading to a small private courtyard garden at one end.  At the other end is a smart fully fitted kitchen with high gloss black units with integrated appliances including fridge/freezer, Schott Ceran electric hob with hood over, electric oven and coffee maker.   There are recessed ceiling lights, engineered oak flooring and a Worcester oil fired combi boiler.  Open plan wood staircase leads to the first floor which is over the kitchen/dining room of the main house.  Here there is a bedroom with built in Sharps wardrobe.  The bathroom is fitted with a spa bath, with electric shower over, hand wash basin inset in vanity unit with light and shaver socket over and low level WC.   

Externally there is a small low maintenance garden to the front and an off road parking area for one vehicle.  The main garden is fully enclosed and beautifully landscaped with a large ornamental pond, patio areas for al-fresco dining, a green house and garden shed.   There is a further enclosed courtyard garden with elevated terrace accessed from the annex.   The property is realistically priced to reflect the location and viewing is strongly recommended.

Area
Gurney Slade is a popular and typical Mendip village which has a range of facilities including a village store incorporating a post office and two public houses. It is located on the A37 which offers excellent transport links to Shepton Mallet, Bristol (21 miles) and Bath (20 miles). The village is linked to the neighbouring village of Binegar for administrative purposes. Shepton Mallet has many facilities including shops, a weekly farmers market, designer outlet village, sports centre plus benefiting from a new hospital. There are many schools both private and state run in the area catering for all ages. Further afield the Cities of Wells, Bath and Bristol are all within commuting distance and offer a wide range of facilities. Good transport links, and road links via the A37 leading to M4, M5 and A303 to all parts of the country. Commuting by train to London is easily possible, with Castle Cary, Bristol and Bath affording excellent services. Bristol International Airport being just a 45 minute drive away.
