" A generously proportioned period home, formerly three cottages now transformed into one by the vendor to give an impressive amount of space and versatility. Though in need of cosmetic modernisation throughout, the home is well maintained and has excellent scope to become a fabulous family home. In addition, there are fabulous views to the front towards Middle Hill and Scratchbury Hill Fort.

The detached property is believed to be Victorian and includes a number of period features including exposed beams and an open fireplace with stone surround. There is potential to extend the property further to the rear (subject to the necessary consents).

The accommodation extends to almost 2500 sq ft and includes an entrance hallway leading to a sitting room, kitchen with space for a breakfast table, conservatory, cloakroom with w.c., ground floor shower room and a dining room with study area. The first-floor bedrooms are all situated off a landing that runs along the front of the house, comprising a main bedroom with dressing room and en suite shower room and three further double bedrooms (two with storage). There is also a family bathroom and separate w.c.

Bath and Salisbury are both within easy driving distance offering a much wider selection of social and recreational amenities also with excellent shopping centres. The area has become particularly sought-after for its exceptional number of good schools, both state and private, at all levels including Warminster School, Kingdown and multiple local primary schools as well as the schools in Salisbury and Bath. Communications are excellent with the A303M3 providing good access to London and the west country. The property is situated behind a low brick wall and a compact front garden. To the side there is access to a block paved driveway providing off-street parking as well as access to an open-fronted car port and garage. There are a number of outbuildings to the rear suitable for garden storage. The stunning south-west facing rear gardens are a highlight of the property, being deceptively large for the location and having several -zones- for growing, entertaining and relaxing. Much of the garden is laid to level lawn, enclosed by high mature hedging, though there are several areas of patio. There is also a separate kitchen garden with planters and vegetable plots. A variety of well-established shrubs and trees offer a good degree of privacy and colour all year round. "
