" With ashlar stone facade and parapet to the roof line, this lovely cottage is now offered to the market with numerous improvements made by the current owner. Arranged over two floors, an imposing front porch opens into a reception room, with exposed wood floor. In the sitting area there is a fireplace with wood burner and hearth, as well as fitted wooden shelving.
Stairs lead up and down from here and a wide opening gives access to the dining area. A shallow flight of steps leads down to a contemporary fitted kitchen with modern white units under black laminate tops. A door opens to Ashley Road at the rear. The cellar houses the boiler and includes plumbing for a washing machine and other appliances with a concrete floor and ample dry storage space.

Situation
Located in a Conservation Area in the heart of Bathford, a much sought-after village sitting just 3 miles to the east of Bath city centre and offering elevated views across the valley towards Colerne. The village offers a primary school rated 'Outstanding' by Ofsted, a community shop and caf? also highly rated, a church, a public house and village hall. The village is served by two bus routes, giving five buses an hour during working days into the city centre and all its amenities including rail links to London Paddington, Wales and the South West. The M4 is 10 miles to the north.

There are many walks and cycle rides in the surrounding countryside including the Kennet & Avon Canal that add much to the appeal of the position which also offers easy access to the Wiltshire towns of Corsham and Bradford-on-Avon and the beautiful village of Castle Combe.
