" An extended five bedroom semi-detached house tucked away in a peaceful location in Bathford. The property has stunning, far reaching views to the front, as well as being immaculately presented throughout, with well balanced accommodation spread over two floors.

Location Meadow Park is located in the ever popular location of Bathford, just a few miles east of the City. Bathford and Batheaston both have a thriving community, which benefits from a good selection of local amenities and services. It is ideally located for those needing access to the M4 motorway or for those needing to commute to Wiltshire and surrounding towns. There are a good selection of local schools nearby and a regular bus service into the World Heritage Cityof Bath. Internal Description Ground Floor Once in the entrance hall you have stairs leading up to the first floor with storage cupboard underneath as well as gaining access to the living room and kitchen. The living room is off to the left, and with the house being south facing it has a very light and airy feel. There is a feature gas fire with marble surround and hearth and sliding double doors that lead you through to the dinning room. These can remain open if you prefer to have an open plan feel from the front to the rear of the house. Beyond the dining room through some double glazed sliding doors there is a conservatory which is great for sitting in and taking in the pretty gardens.

The kitchen and utility also sit to the rear. The kitchen has a range of wall and base units with granite work tops, one and a half inset sink unit with drainer and waste disposal unit, partially tiled walls and heated towel rail. There is also plumbing for a dishwasher, space for a fridge and electric cooker point. The utility provides access to the rear garden, the garage and downstairs WC. There is plumbing for a washing machine and a cupboard in here. The WC has a vanity unit with inset sink and low level WC. The garage completes the downstairs accommodation and has an up and over door, window to side, power, light and houses the wall mounted gas boiler. First Floor Once on the first floor landing you have access to all five bedrooms and the family bathroom, as well as two access points up into the loft space. Three bedrooms sit to the front of the house including the master and all benefit from being able to take in the fabulous country views. The two further bedrooms sit to the rear and also boast enviable views over the rear garden. The floor is completed with the modern family bathroom which has a full white suite comprising of a panelled bath with shower over, low level WC, sink unit, tiled walls and towel radiators. External Description There is a good size garden to the front which has walled and fenced surrounds. It is mainly laid to lawn with flower beds to the left hand side and to the front. You also have private off street parking for a minimum of two cars that leads up to the garage and front door. There is also side access to the right of the property that leads to the rear garden.

The rear garden can be accessed from the side of the property, the utility room and via the conservatory. It is a well manicured terraced space that has been very well thought out by the current owners. Initially you have a patio area directly off the house which is a perfect spot for al-fresco dinning throughout the year.
