" This is an attractively decorated home with numerous features including inlayed and painted fireplace surrounds to the reception areas yet modern kitchen and bathroom fittings and updated combination boiler system. The front lobby opens to a hall with stairs rising to the first floor and a door opening to a combined reception room. With a front facing bay and window seat taking advantage of the views, the ornate fireplace is fitted with a gas coal effect fire. The rear area also has a fireplace with the original bread oven above the grate and fitted cabinets to one side. An under stair cupboard provides storage with a window overlooking the rear garden and a doorway to the kitchen. With oven, hob, hood and integrated dishwasher, the modern units and wall tiling contrast with a Victorian tiled floor. Windows and a side door lead to the courtyard. A first floor skylight provide natural light to the landing from which are the two main bedrooms, each with decorative fireplaces and fitted cupboards. To the rear is the bathroom with attractive tiled walls and shower above the bath. The attic with its four Velux windows provides stunning views and is accessed through a small area off the landing which make an ideal study area.

Situation
Kensington Gardens is located on the east side of the city within the northern slopes allowing for stunning southerly views. Ideally located for access to the local shops in the much favoured Larkhall area with schools also nearby. Footpaths lead back into the city centre with its wide variety of historic and cultural interests. Furthermore the excellent shopping facilities, restaurants and entertainment venues attract many London buyers due to the London Paddington rail link to Bath Spa. The M4 Junction 18 is only 10 miles to the north   and Bristol airport within a 20 mile drive to the west.
