" No. 4 Richmond Hill is set in a rank of Grade II listed Georgian town houses and has been well maintained, although areas within the house would benefit from some updating. Features include a superb first floor drawing room with French windows opening onto a balcony, good size master bedroom and dining room on the second and ground floors respectively overlooking the front garden and large sash windows, many of which have been recently replaced.

The front section of the house provides effectively two rooms on every level with the exception of the third floor which provides one attic bedroom. The rear section of the house, which extends to two floors provides an additional bedroom and bathroom at first floor level and at ground floor a series of rooms which include a utility room, workshop, shower room and cloakroom. There is also a small garden room to the rear facing onto the walled rear courtyard. There is certainly scope for further modernisation and, subject to obtaining the appropriate consents; there is the potential to extend the kitchen area further to the rear.

Situation
Richmond Hill falls into the category of one of the most delightful residential locations within the city of Bath and is set on the upper slopes of Lansdown.
