" A FOUR double bedroom semi-detached family home in need of some updating. Sat in an elevated position on a quiet no through road, this property provides well balanced accommodation spread over three floors. Offered with NO ONWARD CHAIN.

Location Gainsborough Gardens is located on the West side of the World Heritage City of Bath on a tucked away, peaceful no through road. The property is accessible to local shops and amenities in both Chelsea Road and Weston High Street. Shops close at hand include: bakery, post office, food stores and delicatessen to name a few. There are other local amenities, all within easy walking distance which include a bank, chemist, doctors surgery, Royal United Hospital, Lansdown Cricket Club and Victoria Park. Internal Description Ground Floor The property has a nice open entrance hall with wooden flooring and stairs leading up to the first floor with a storage cupboard under. Immediately off to the right there is a downstairs cloakroom with low level WC and wash hand basin. To the left of the hallway you have a large open plan sitting/dining room area measuring approximately 22'0'x11'9'. This room spans from the front to the rear of the house with features fireplace, serving hatch and double glazed sliding doors leading into the conservatory, which provides further access into the rear garden.

The ground floor is completed with the kitchen/breakfast room. This has a range of wall and base units with a tiled work top surface. There is an inset sink unit with single drainer, gas oven and gas hob. The walls are partially tiled and you have a breakfast bar, door to the rear garden and the wall mounted boiler is also housed in the kitchen. First Floor Once on the first floor landing you have stairs leading to the second floor along with access to all three double bedrooms and family bathroom. All three bedrooms have built in cupboards, with the master and bedroom two sitting to the rear with views out over the garden, whilst bedroom three and the bathroom sit to the front. The bathroom has a fully fitted suite, comprising of a low level WC, wash hand basin and bath tub with shower over. The walls have been tiled and there is wooden flooring. Second Floor The top floor provides you with your final double bedroom in the converted loft space with dormer window to front, providing good head height and making the room particularly light. You also have a range of built in cupboards and eaves storage. External Description To the front of the property you have a private drive which can park a minimum of one vehicle that leads up to your garage. From the top of the drive you have steps that take you to the entrance of the property. The rest of the garden is mainly laid to lawn with a range of flower beds, mature shrubs and trees.

The rear garden can be accessed via a side gate to the front of the property or from the kitchen or conservatory. The garden has been terraced providing two separate tiers. Initially off the house there is a patio area which has steps from it taking you up to the first tier which has also been laid to patio. This is an ideal spot for dining and is extremely low maintenance. There are further steps that lead you to the top level which is laid to lawn. The garden is bound by fencing and hedging and there are a number of flower beds and raised planting areas along with mature shrubs and trees.
