Description

"Heathfield House is a gorgeous village house which has an enviable setting that is both rural and private, it is built side on to the lane running through the hamlet and is screened by a mix of walls and tall hedging with views out over the surrounding farmland. Coming to the market for the first time in over 30 years, the house is thought to date back to the 17th century but is now essentially Victorian in character and bears many of the characteristics of a prosperous country house of the period. It is unlisted and has a painted, rendered plus stone and brick exterior, slate and tiled roofs, and two storeys and is laid out in a U shape around a courtyard.

Nearly all the main rooms on both floors face either south west, south east or both, with delightful outlooks over the grounds and adjacent countryside. This, along with evenly proportioned rooms and good ceiling heights, give the interior a wonderful feeling of light and space. The house retains many original Victorian features including tiled and flagstone floors and a panelled staircase but also has full UPVC windows throughout, gas central and water heating. The ground floor has two principal reception rooms plus a smaller study and a generously sized kitchen with masses of space for a large kitchen table. In addition, there is a recently added garden room, several useful smaller rooms, gym, rear courtyard with gates onto the passing lane and an integrated tandem garage. The first floor has six large double bedrooms, all with views of the surrounding countryside. The principal bedroom has a walk in wardrobe, en suite dual access bathroom and dressing room nursery, whilst the remaining bedrooms share the family bath and shower room.

The house presently incorporates a cottage with a separate entrance, kitchen, living room, staircase and using two of the six bedrooms, which can be used as part of the house or independently which is ideal for multi generational living or use as separate holiday accommodation.

The grounds of just under two acres extend out from the house on three sides and contain a formal garden, large paddock, hard tennis court and gravelled parking with electric entrance gates and an adjacent garage block incorporating double carport, machinery store and workshop and first floor storage room. The garden is an absolute delight and is enclosed by a mix of low brick wall and hedging, with fringing, richly planted mixed borders overlooked by a covered outside dining area.

Heathfield House is situated on the northern edge of the hamlet of Creech Heathfield, which lies just beyond the north eastern edge of the village of Creech St. Michael. The village and surrounding hamlets are a thriving community with about 2,400 residents with two parish churches, children s nursery, primary pre school, shop post office, village hall, playing field with playground and GP surgery. The village lies just outside Taunton, which is the county town of Somerset and has a wide variety of shops and local businesses including several large supermarkets. Additionally, it is also home to Musgrove Park Hospital and Nuffield Hospital and several sporting and cultural venues including the grounds of Somerset County Cricket Club and Taunton Racecourse. The local transport links are excellent with both the M5 and A303 being accessible within 10 minutes and Taunton offering mainline railway station on the London to Penzance line with regular services to Paddington taking as little as 1 hour and 40 minutes. The wider local area offers a wide choice of schools from both the state and independent sectors. From the latter this includes King s and Queen s Colleges, Taunton School and Wellington School, which are all within a ten mile radius.
