A truly delightful example of a Victorian home which has been sympathetically modernised without losing its period appeal! Situated within the ever sought after area of Hoole, the property is a stone s throw from Hoole s shops, bars and restaurants, whilst the City Centre is also just a pleasant 10 15 minute walk away.
Starting with the spacious hallway, it sets the tone of what is to come. Being a lovely size with hardwood flooring throughout the whole of downstairs, a turned staircase to the first floor, a further staircase down to the cellar, and doors opening to either side into the lounge and the open plan kitchen dining room. The lounge provides comfortable space, a large PVC window and a beautiful open cast iron fireplace. Stretching across the other side of the property is a spacious kitchen dining room which is ideal for entertaining, having large PVC windows and a door leading out to the walled courtyard garden. The kitchen is fitted with modern grey painted shaker style units and offers integral appliances along with ample work top space.
To the first floor, there are three generous bedrooms and a modern, recently fitted, bathroom with a separate WC. From the landing a staircase rises to the second floor where you will find the useful loft area which has power, Velux roof light and further into eaves storage which is accessed from a second landing area, This useful space can be used as an office area or a fourth bedroom.
Turning to the outside, the front offers a gated walled garden, whilst to the rear, there is a lovely courtyard garden offering a private aspect, with a paved seating area and brick built storage. There is also potential to rent a garage and three parking spaces a few meters away from the property. A truly beautiful property which is oozing with character and charm.

The Seller s View!
We have absolutely loved living in this home and we will be really sad to leave. We are a stone s throw away from all of the amenities Hoole has to offer coffee shops, cafes, local shops, restaurants, a garden centre, bistro, wine bar, tap room, and a park. There is also a fabulous coffee shop on our street. We are also withing walking distance to the train station and the city centre itself so we really feel that this is an ideal location. We have very friendly neighbours and there is a lovely community feel on our street. There is also very easy access to motorways from our home so it is great for access.
