Description

"An utterly beautiful collection of stone barns, in all totalling 16 bedrooms, occupying 45 acres of prime Herefordshire countryside.

Description

Woodhouse Farm is a picturesque and idyllic rural retreat located in the charming village of Upton Bishop, Herefordshire. Nestled amidst rolling hills and surrounded by lush green fields, this working farm, together with a bespoke collection of stone barns, offers the very best in multi generation living.

The farm itself is a haven of natural beauty, featuring sprawling meadows, ancient woodland, and babbling brooks. This bucolic setting provides endless opportunities for peaceful walks, picnics, or simply immersing oneself in the sights and sounds of the countryside.

As you approach Woodhouse Farm, you are immediately struck by its timeless beauty. The farmhouse 2,532 square feet , is an elegant and historic building, exuding character and charm. Its traditional stone walls and timeless features are of particular attraction and are a reminder of centuries past.

Entered by way of a traditional entrance hall, the heart of the home is arguably the outstanding open plan kitchen sitting room. Of dual aspect, it is furnished with a beautiful range of cabinetry, bespoke fittings, a charming central bar with granite work top, AGA, and a highly attractive inglenook fireplace with an inset burning stove.

The first floor consists of a highly stylish principal bedroom, with a vaulted ceiling and exposed oak beams, it is served by a beautifully appointed en suite. Bedroom two and three have use of a furnished family bathroom.

The bespoke accommodation at Woodhouse Farm is as inviting as it is impressive. The farm offers a range of charming stone cottages, all of which are designated residential dwellings, each lovingly restored and finished to an exacting standard. Whether you choose a cosy cottage or a spacious family retreat, you can expect tasteful interiors, comfortable furnishings, and stunning views of the surrounding countryside.

Each barn has been cleverly designed to provide a relaxed and inclusive lifestyle. Each one has its own particular style and are all in superb decorative order. The principal barn 2,338 square feet has a wealth of accommodation to include a number of bedrooms, en suite bathrooms, and most notably a superb sitting room and kitchen with a large balcony providing wonderful far reaching views.

The two guest barns, 1,608 sq ft and 1,398 sq ft respectively, beautifully complement the farm house, tastefully renovated, they enjoy a host of period features together with an array of natural charm.

The outbuildings are a feature in their own right. A cavernous barn currently used as storage and as a bohemian style play area, offers vast potential to be developed into an uber modern dwelling. Planning permission has been granted to convert the barn to a residential dwelling. There are architect plans which have been commissioned and drawn. In addition there is a spacious barn which also has potential to be converted to residential use subject to the necessary planning permissions , a stone outhouse and an open car barn.

Of particular note is the heated indoor swimming pool with associated facilities. Full height glass doors open to a charming terrace which affords an enviable place to rest, relax or entertain.

The acreage, pastureland and formal gardens are an absolute delight. The land has been lovingly attended to and now bears fruit to a wide selection of crops, fruit trees and arable land. Equating to 45 acres, the countryside views are awe inspiring and stretch to as far as the eye can see.

The 35 acre heritage Perry Pear orchard was planted in 2013 for commercial production consisting of 2800 trees of 10 different traditional varieties, which allows for essential cross pollination and a spread of harvesting time. The trees are already cropping and the yield will exponentially increase over the next 10 years.

Perry pear trees can yield for centuries producing Perry for the Food and Drinks industry. Arguably, there are little more than 30 perry producers in the whole of England and the individual varieties such as Blakeney Red, Hendre Huffcap Babycham , Gin, Thorn and alike are highly sought after by the industry to produce traditional perry made exclusively from fermented perry pear juice.

Napoleon is said to have dubbed it the English champagne .

The gardens are principally laid to lawn, interspersed with trees, shrubs and plants they enjoy a host of herbaceous beds and pretty flower beds. In addition, there is a beautiful pond, an area of wild garden and a number of exquisite seating areas.
