"This unique building was originally built in the Edwardian era for a local furniture depository company. The warehouse combined a two level building for the furniture storage and a single storey for the stable block.

In 1997 the present owner undertook a large conversion project to transform the building into the unique home it is now.

The current internal layout has been designed to give large liveable spaces with high vaulted ceilings, timber exposed beams and the addition of french doors and roof lights fills the building with light. The open plan nature of the warehouse gives endless options for personalising the internal layout.

The twelve metres long living space is enhanced by an oversized duel opening wood burning stove with exposed stack and a simple lime washed bespoke kitchen with belfast sink. The exposed brick and original stable beams along with the reclaimed solid wood floor boards add to its rustic charm.

The remainder of the ground floor layout has been used to create a large second bedroom, a bathroom with freestanding bath and shower overhead and a spacious hallway which doubles as a study area.

Upstairs the owner chose to keep the original mezzanine layout, increasing the then limited headroom by installing a new pitched roof with exposed beams and rafters along the full length. This created a bright lofty main bedroom with ensuite shower. This space would easily lend itself to reconfiguring a larger bathroom or 2 bedrooms if so wished.

Outside the warehouse yard has been clearly utilised to provide an easy to maintain, sheltered courtyard garden, a single garage and parking for 3 cars.

Location
The Lower Parkstone area offers easy access to the renowned award winning Blue Flag beaches which stretch from Bournemouth through to Sandbanks and enjoy the warmest temperatures in the UK and stunning views of the Isle of Wight and Purbeck Hills.
Penn Hill Village is a short walk away with a variety of shops, restaurants and bars, with Bournemouth and Poole town centres also nearby with a more diverse range of high street shops.
The Bournemouth Wessex Way is very close and gives direct access to the M27 motorway with London just 1 hour 30 minutes commute. There are also main train routes from either Poole, Parkstone or Branksome station which connect to the Weymouth to London Waterloo South West train service.
