Description

"A stunning, refurbished Grade II Listed Georgian Manor House with six bedrooms, south facing rural views, and over eight acres of grounds

Description

Nansough Manor occupies a truly enviable position amid the peaceful Cornish countryside, just over a mile from the village of Ladock and approximately seven miles north east of Truro. The property enjoys a wonderful sense of seclusion, with panoramic south facing views across unspoiled wooded farmland. Set in over eight acres of gardens, pasture, and woodland, and newly installed Monarch Equestrian stables, Nansough Manor is a wonderful period property. The main house has recently undergone a comprehensive and sensitive renovation to an exceptional standard, marrying Georgian elegance with contemporary comfort. The renovation includes but is not limited to electrical re wiring, plumbing, kitchen, and cosmetic finishes flooring, walls, ceilings, etc. . The accommodation is arranged over two floors, with generous proportions and flexible living spaces.

History The manor house is believed to have been built in 1792, added to a much older dwelling thought to date back to the 12th century. Records even indicate that a licence for a private chapel on the site was granted in the 13th century. The Georgian house was constructed by the Roberts family, who were long established in Cornwall, and it was later used occasionally by the Earl of Cork. According to local lore, the funding for its construction came from trade in horses and brandy between Penzance and France. Unsurprisingly, the house is Grade II listed, reflecting its architectural and historical significance.

Ground Floor A broad and welcoming entrance hall sets the tone with high ceilings and decorative cornices. To the right, the hall leads into a dining room, filled with natural light and well suited for entertaining. Beyond lies the kitchen which has has recently undergone a full refurbishment, featuring bespoke cabinetry and an electric Everhot , forming a warm and functional hub for family life. To the left of the entrance hall, a beautifully proportioned drawing room features original fireplaces and large sash windows with views across the surrounding countryside. This leads into a versatile playroom an ideal space for children, informal living, or hobbies. To the rear of the house, a hallway provides access to a cloakroom and utility area, linking the main residence with the adjoining cottage wing.

First Floor A sweeping Georgian staircase rises to a galleried landing, serving four spacious bedrooms. The principal bedroom enjoys south facing views and a large en suite bathroom with bath and walk in shower. The remaining three double bedrooms are served by a stylish family bathroom, creating well balanced accommodation for family or guests.

Cottage Wing Adjoining the main house at the rear is a substantial cottage wing, which the bedrooms and sitting room remain untouched from recent renovations and offers excellent potential for renovation. On the ground floor is found the sitting room and from adjoining hallway, leading up stairs you are met with a modernised office room, perfect for working from home. At the rear is found two bedrooms. The cottage retains many period features and would make an ideal guest annexe, staff accommodation, or holiday let subject to consents .

Lower Ground Floor A large stone vaulted cellar beneath the main house provides generous, dry storage space.

Outside and Grounds The property is approached via a hard cored private driveway shared only with the neighbouring property. A gated entrance leads to a sweeping gravelled forecourt with ample parking. The grounds extend to over eight acres, comprising formal lawns, mature woodland, and enclosed paddocks, offering privacy, shelter, and magnificent natural surroundings. The land is ideally suited for a variety of rural uses, including grazing and equestrian use. Newly built Monarch Equestrian stables further enhances the property s appeal for horse owners.
