Description

"The Grade II listed fa ade of this smart terrace on Camden s Royal College Street conceals a lower ground floor apartment of surprising volumes. Built as a wood workshop in the early 1900s, the space has been carefully converted into a two bedroom apartment that spans across over 1,300 sq ft. A considered approach to renovations has made use of high quality finishes to enhance the building s compelling period character.

The Tour

The kitchen is positioned at the front of the plan, in a part of the building that once formed the lower ground floor of a terraced house dating to 1845. The space incorporates a wide lobby and area by the front door for coats, and opens into the rest of the apartment with an easy sense of flow. A lovely original east facing sash window draws morning light in here.

A smooth stainless steel worktop with an inset sink sits at the centre of the space, with recently added storage underneath. White cabinetry runs down one wall of the room, culminating in an built in desk. There is a thorough approach to storage throughout the apartment; under pavement vaults have even been cleverly converted to create a bicycle store and wine cellar.

A step up leads across the threshold into the Edwardian workshop space, which has an impressive sense of scale. Wonderfully worn original floorboards run underfoot and a monopitched roof is set with a huge bank of skylights that envelop the room in light. As this space extends behind the housing line, there are few direct neighbours and views only to the trees through the windows above and along one side. A wood burning stove warms the room, and there is a built in dining table and bench, with recently added shelving above. Light industrial fittings, including cast iron radiators, are paired with warehouse hallmarks including bare brick.

The main bedroom is flooded with light that enters through a bank of French windows with duck egg blue timber frames. There is ample storage concealed within recently repainted bespoke wardrobes. All hardware and handles are new, as is a solid oak shelf above the bed with mirrors above that bounce light around the room. A set of stairs ascends to the second bedroom, which is characterised by its huge set of sliding windows that usher in even more light.

The Area

Regent s Canal crosses Royal College Street, offering lovely walking routes to Regent s Park and Primrose Hill in one direction and King s Cross in the other. A stroll along the Canal towards the inimitable Towpath is a delightful way to spend a summer s day.

Nearby Granary Square is home to the Central Saint Martin s campus and Google s London office, amongst many other exciting design and tech companies. Alongside existing outposts of Caravan coffee roasters, Waitrose, Dishoom, and audiophile bar Spiritland, the Thomas Heatherwick designed Coal Drops Yard has brought Margaret Howell, Tom Dixon and Aesop stores to the canal side. There is also a newly opened Everyman Cinema.

Royal College Street is exceptionally well located for transport. It lies just a two minute walk from Camden Road Overground station and a 13 minute walk from King s Cross station for Hammersmith and City, Circle, Victoria, Northern, Piccadilly and Metropolitan tube lines, as well as Overground and Eurostar services. Camden Town station, a six minute walk from the apartment, is connected to all branches of the Northern Line.
