Description

"Located in a superb harbourside location with water views and use of a private jetty and slipway, a detached cottage with outbuilding spanning two titles. A prospective purchaser may wish to look into redeveloping the site to create a magnificent sailing home, or refurbish the existing dwellings.

Both Lapwater and The Slip occupy two separate titles on highly sought after Smugglers Lane and face south west to take advantage of the stunning harbourside views of the main channel, Chichester Harbour and Itchenor Sailing Club. The combined plot stretches to 0.72 acres.

This superb harbourside position looks southwest taking full advantage of the dramatic views to the main channel of Chichester Harbour and Itchenor Sailing Club beyond. Both properties offer gardens that lead directly to the foreshore with Lapwater having a shared slipway and a private slipway, and a shared jetty, whilst The Slip has a private jetty suitable for craft up to 12 m subject to rebuilding .

Both properties have off road parking with Lapwater having a detached garage and a more extensive front area of garden and plenty of dinghy storage space.

The picturesque village of Bosham is one of the most historic villages in West Sussex. There are a number of local shops as well as a gallery in the old village centre, together with the Anchor Bleu public house and a short walk along Bosham Lane brings the visitor to the Millstream Hotel. The village also has an ancient Saxon church with Quay Meadow just a short walk from the high street where Bosham Sailing Club can be found. Bosham also has its own arts and crafts centre. To the north of the village there is a local convenience store together with a collection of further local shops and Bosham train station providing services running to London Victoria via Chichester or London Waterloo via Havant.

The cathedral city of Chichester lies some six miles to the east and provides a comprehensive range of facilities arranged around a partly pedestrianised centre. Recreational activities include the Chichester Festival and Minerva Theatres and the award winning Pallant House Gallery.

Whilst sailing is probably the premier pastime in the area, other leisure activities are well catered for including a number of golf courses, swimming and windsurfing at the blue flag beaches of West Wittering. The Goodwood Estate can be found nearby and has its own private health club as well as hosting the Festival of Speed and the three day September Revival meeting at its historic motor circuit. Goodwood also has the internationally renowned racecourse.
