"Fulling Mill Cottage occupies a fabulous position on the banks of the River Wey and is believed to date to the 17th Century. This beautifully presented house is Grade II Listed and historically was originally used in connection with Fulling Mill which processed wool for cloth making. Very little of the mill now survive but Fullings Mill Cottage in more recent years has been sensitively updated and retains many original features including an Inglenook fireplace and attractive exposed oak timbers.

The accommodation is arranged over two floors, to the ground floor the oak front door leads into the entrance lobby with the hall beyond which in turn lead to the dining room with its open fireplace and stone floor and the drawing room boasting a fine Inglenook fireplace with an oak bressummer beam over a flagstone hearth. From the dining room, there is a fine sitting room with double doors opening out to the garden. The kitchen breakfast room leads to the utility boot room with a door opening to the garden. There is also a cloakroom to the ground floor.

An oak staircase rises to the galleried landing off which is a principal bedroom, with a fine vaulted ceiling of oak timber construction and en suite bathroom. There are three further guest bedrooms one with an en suite shower room and a bathroom.

Outside

The beautiful gardens and grounds are a particularly attractive feature of the property being set on the banks of the River Wey. The approach off the lane is over a long driveway with a large circular parking area adjoining the garage. From the house, a wide expanse of lawn is interspersed by a variety of specimen trees including cherries and acres. Well stocked beds of ornamental shrubs, small trees, roses and herbaceous plants are also a feature of this area of the garden. Extending around the house, there are paved areas flanked by herbaceous rockery and herb beds with climbers trained up the house itself including roses, jasmine and pyracantha. Along the south west side of the house there is a level area of lawn along the bank of the mill race with a fine sycamore and bank of mainly ground cover plants. Beyond the formal garden, here is a vegetable garden formed of three planting areas set within mesh wire together with three sheds and a small copse together with a rose garden clad with meshed wire. A gate leads to a hedged field with a more recently planted orchard.

A bridge over the mill race with sluice gates leads to the island which extends to approximately 0.3 acre. This is laid mainly to lawn with a number specimen trees including willow, alder, ash and lime. The remains of the former mill building in local stone provide a poignant backdrop for climbing roses. At the far end of the island, there is a small weir leading to a second small island. In all the gardens and grounds extend to approximately 7.28 acres.

Within the grounds there is a garage with an adjoining boiler room and greenhouse.

Situation

The property occupies a rarely available setting on the banks of the River Wey. The surrounding countryside is picturesque rolling farmland and there are numerous footpaths and bridleways to explore and enjoy. Fulling Mill Cottage is within the Parish of Froyle and set amidst undulating countryside between the villages Holybourne, Binsted and Bentley, Together Lower and Upper Froyle have the benefit of both The Anchor and Hen and Chicken public houses, active village hall and St Mary s Church. Holybourne village is within about 2.5 miles with a school, church, hall, shop post office and White Hart PH. The market towns of Alton and Farnham provide a wide range of facilities as well as mainline stations to London Waterloo. The village of Bentley has a primary school, shop and church as well as a mainline station with a regular service to London Waterloo in about 60 minutes. The surrounding countryside provides ample opportunity for walking, riding and cycling.
