DESCRIPTION
Heathpoult Farm is a truly exceptional equestrian property offering recently modernised and spacious accommodation, together with a substantial range of barns, stables and outbuildings with a total of 14 acres of quality pastureland and a mature, low maintenance garden.

It is said that property location is vital and this fabulous position benefits from the adjacent famous Coleridge Way, a bridle way offering horse riders and walkers some of the most spectacular views of Exmoor. No wonder Samuel Taylor Coleridge and his friend William Wordsworth felt so inspired while taking in this incredible scenery. This 1960 s home was originally designed and occupied by the architect and therefore built to a very high structural standard. Rare on Exmoor, the property has full fibre broadband connectivity directly to the house.

The house has also been recently re wired for the electrics. There are new fitted carpets and vinyl floor covering throughout the property. Internally it is very light and airy with every window offering lovely views especially from the balcony giving stunning far reaching views towards Devon and Dartmoor.

Though the house has a splendid oak style front door and hallway with cloakroom , most rural dwellers usually enter through the back door bringing you into an extremely large utility room with cupboards , storage for saddlery, sink with overhead bridle cleaning hook , ceiling pulley clothes maiden, w.c., and plenty of coat hooks and boot space.

The large dining kitchen has a feature atrium ceiling with two Velux windows. A stylish new fitted kitchen includes an eco electric Everhot range cooker with induction plates. In addition to a large window there is a stable style split opening door leading onto one of three patio areas.

The large lounge has fabulous views across the countryside , together with a wide sliding door, there are also French windows to another patio area. There is a feature new stylish Wood Warm log burner stove which gives wonderful heat when needed.

The present owners created a spectacular and remarkable first floor master bedroom suite with bathroom together with a sitting room leading onto a balcony with breathtaking views towards Devon and Dartmoor . There are three Velux windows and a further Juliet Balcony with lovely views across the fields. This 14.5 metre long room occupies the entire upstairs area and is specifically designed to be subdivided with a simple partition wall to create separate rooms if desired .Hence giving rise to describing the property of having 4 5 bedrooms. The American style barn has three good sized stables with lots of space for more internal stables to be built. Adjoining this is a high barn with two large doors opening onto the yard. This building could easily contain more stables and is high enough to add a mezzanine loft floor. Two other barns provide ample space to park vehicles , horse boxes , farm machinery , store hay and straw or indeed create more stables if needed . To the rear of the barns is a large concrete stack yard , ideal for further storage and parking horse box trailer farm implements etc. All the outbuildings and stables have been recently re wired. The pony boxes can be seen from the house and , as with many of the other buildings, could easily become home gyms , office , playrooms etc. The gardens are mostly lawns with a variety of mature shrubs , together with an enchanting small semi wild woodland area . There is a large greenhouse currently filled with grapevines , tomatoes , strawberries and herbs. The very private land is bordered by high hedges and mature beech trees giving a beautiful and colourful backdrop in summer and autumn while also providing shelter. There are no rights of way public footpaths across the land and it is just a short walk or ride along the quiet side lane to access Coleridge way which runs in both directions ."
