"Kiln Orchard is located a short distance from the popular and thriving village of Broadhempston. The property is on the edge of lovely countryside and yet only a 15 minute drive from the towns of Totnes and Newton Abbot.

From here the lawn and carefully tended gardens extend along and down towards a large pond at the very farthest end of the garden currently fenced off and are an absolute joy, with large beds, a mixture of native and exotic mature trees.There is a further small pond and some established fruit trees, it is a wildlife haven and totally unspoilt.

At the front of the house is a large tarmac driveway with plenty of space for parking and turning and from which the garages and workshop are reached. The kitchen garden has some espaliered fruit trees and a number of raised beds plus a large greenhouse.

As mentioned, the gardens are a huge feature of the property with the main lawns and garden to the west of the property. There are plenty of outbuildings, there are garages one large modern double with electricity, the other is a single. There is also a large open sided workshop and a further workshop storage area accessed from the side and the utility room.

Situation
Broadhempston is a large village within Teignbridge renowned for its good community. The locally run village shop together with the two popular public houses, and respected Primary School, rated Outstanding by Ofsted, have made it a popular choice for anyone looking in this area. Conveniently located for access to both Totnes with its wonderful mix of restaurants, bars and independent local shops, and Newton Abbot with its larger retail outlets, there is also easy access to the A38 Devon Expressway. Both towns benefit from mainline railway stations there is good and easy access to the National Railway Network with direct trains to London Paddington.
