"We believe The Old Manor House is the oldest property in the village. The original part was built in the early 1500s, and there s even 1599 engraved on the wall outside. There are lots of lovely period details around the house, such as exposed beams and the beautiful sash windows that give the house so much character."

All the living spaces are very bright and airy with large windows that bring a lot of light into the house. The house feels warm and welcoming all year round. There are several main reception rooms downstairs and a large kitchen, which is perfect for entertaining and also for families.

The property has been beautifully renovated in recent years by the previous owners. It s all been completed to a very high standard in keeping with the age of the house. But there are subtle modern touches, such as insulation in the walls and floors. So, it s really warm and cosy in the winter.

The gardens are beautiful in summer, with lovely rose bushes and formal gardens at the front and a large lawn at the back of the house. The back garden is enclosed and secure, so it s great if you ve got kids or dogs. It s such a lovely spot to sit in the evening you can just hear the birds and enjoy the quiet."

Located approximately 7.5 miles southeast of Sleaford, Helpringham is a good sized village set on the edge of the picturesque Lincolnshire Fens.
The village is home to a well regarded primary school, a village shop, a garage, a 13th century church, and the highly rated Brass Windmill pub.
The Fens offer fantastic opportunities for walking, cycling and birdwatching.

Heckington less than 3 miles away is home to the UK s only working eight sailed windmill, a microbrewery, independent shops, and a rail station served by the Grantham to Skegness train service. It also hosts the largest village show in the country, attracting 30,000 visitors to the area every year.

Nearby Sleaford offers supermarkets, shops, cafes, a leisure centre and a train station. Further afield, Lincoln 25 miles has a spectacular cathedral and castle, independent shops and cultural attractions.
Excellent transport links are close at hand. The A17 offers convenient road access heading south toward Norfolk.
