The Property
Glebe House is one of the village s prized houses, with interesting spaces that are elevated and enjoy amazing views. The house is link attached to the neighbouring dwelling s barns and is constructed of brick and stone under a clay tiled roof. The gardens on the southern flank of the house provide a magnificent setting with a stunning and dramatic backdrop provided by the South Downs that get larger and more beguiling the further into the garden one goes.

The arrival is a feature in itself, beyond a solid oak door, stone steps lead to a charming courtyard draped in wisteria. At the foot of the stairs is a boiler room and useful store. At the top of the stairs a porch leads to a dining hall an onto a conservatory which invites light and views. At one end of the house is a kitchen breakfast room that links with conservatory and study or sitting room; the kitchen has a chimney of its own and provides a cosy and hospitable space. To the other end of the house is an excellent entertaining space comprising open fire, recital space with a lovely aspect over the garden and divisible spaces to relax and that open onto the garden. A WC and utility complete this floor as well as a workshop that lies at the other end of the courtyard and which links with studio over the stone stairs.

Upstairs there is a generous main bedroom and bathroom ensuite looking south over the garden this connects with a dressing room across the landing, three further double bedrooms, one with shower room ensuite and a family bathroom. To the second floor is a loft room, formally a studio but great as an office space, with its own WC. Beyond a double bedroom, there is an additional studio space that connects with the workshop.

Gardens and Grounds
Outside the main entrance one can park on the village lane all the way along the property to the double garage. There is a grassy ramp that leads to the garden or concrete steps up from the garage. The gardens are mainly laid to lawn with an area of wild flowers, mature trees and pretty borders. At the end of the garden are breathtaking uninterrupted views to the South Downs. There are several sheds, two greenhouses and a summerhouse, perfectly positioned to take in the views. Beyond the gardens there is a 7.42 acre field that is used by the local farmer under arrangement. The access to the agricultural land is via a gate at Haymakers Field or the gate into Glebe House s garden. Please note a public footpath passes over the field.

The Location
The village of Elsted has a popular pub, church, village hall, tennis courts and cricket pitch with one of the best views in West Sussex and is situated within the South Downs National Park between the market towns of Midhurst and Petersfield.
