Description

"Rhyd Y Bod is a beautifully presented grade two listed Welsh stone farmhouse, set within the wonderful Snowdonia National Park. The property stands in an elevated position surrounded by beautiful grounds, with far reaching views over the Aran Fawddwy mountain range. Adjacent to the property is a detached two bedroom barn, carefully converted by the current owners in 2025.

Bursting with characterful features and historic charm, accommodation within the farmhouse is arranged over two floors, with primary spaces orientated to the side of the property, taking advantage of the superb open views. The ground floor consists of three individual reception rooms, a boot room and a lower ground floor utility room. The kitchen is found within the oldest part of the house, overlooking the detached barn.

Rhyd Y Bod has two staircases, a primary staircase accessing three bedrooms including the principal bedroom and a large family bathroom with rolltop bath and shower. A secondary staircase leads to the fourth bedroom which has external access onto stone steps and a wonderful, vaulted ceiling. This fourth bedroom is served by a ground floor shower room adjacent to the staircase.

The Barn
The adjacent stone barn has comfortable accommodation laid out over two floors. This consists of a generous kitchen breakfast room and stunning first floor sitting room which has the most amazing views over the grounds. Two en suite bedrooms one on the ground floor, one on the first floor , along with a W C and store room complete the accommodation. This building offers a unique opportunity to serve as a number of purposes, depending on owners requirements and provides a unique opportunity to personalise the finishing touches to your own taste . Its current planning permission passed in 2014 is that of a holiday let.

Gardens, Grounds and outbuildings
Rhyd Y Bod is surrounded by private and picturesque grounds extending to approximately 18.4 acres. The layout of the land helps to protect the properties integrity and views. The house and barn have their own separate access and parking arrangements.

A beautiful river Afon Twrch runs through the central part of the land, from West to East, providing opportunities for fishing and cold water swimming when conditions allow . The remaining land is divided into several fenced pasture paddocks, along with a more natural area of habitat beyond the river to the South.

The land is complimented by an 18.5 foot by 15 foot steel barn and an 8 meter poly tunnel.
